Four ways to tell the designer fashion items worth investing in from the ones that aren’t

<p><em><a href="https://theconversation.com/profiles/naomi-braithwaite-156824">Naomi Braithwaite</a>, <a href="https://theconversation.com/institutions/nottingham-trent-university-1338">Nottingham Trent University</a></em></p> <p>Whether it’s aspiring to the “quiet luxury” or <a href="https://theconversation.com/new-clean-girl-and-old-money-aesthetics-on-tiktok-make-the-same-old-link-between-hygiene-and-class-208566">“old money” looks</a> taking over TikTok, or cringing at the “<a href="https://theconversation.com/far-from-the-ludicrously-capacious-what-the-fashion-of-succession-tells-us-about-the-show-and-about-society-202744">ludicrously capacious bag</a>” scene in the last season of Succession, designer clothes and accessories have been a hot topic in 2023. But with continued sales growth in <a href="https://www.mckinsey.com/industries/retail/our-insights/state-of-fashion">designer fashion</a>, and concerns about shopping more <a href="https://fashionunited.uk/news/retail/consumers-want-to-shop-sustainably-what-are-the-opportunities-for-brands/2022102465829">sustainably</a>, it’s worth considering investing your money in products that will last longer.</p> <p>Sales in luxury fashion have increased significantly since the pandemic. <a href="https://www.just-style.com/features/covid-two-years-on-expert-analysis-of-top-10-global-apparel-companies/?cf-view">Louis Vuitton</a>, for example, has increased its sales from 2019. And British luxury brand, Burberry, reported sales growth to be <a href="https://www.theguardian.com/business/2021/jul/16/burberry-sales-return-to-pre-pandemic-levels-as-younger-shoppers-splash-out">86% higher</a> in the year following the pandemic (though there has been <a href="https://news.sky.com/story/burberry-shares-take-10-hit-on-warning-of-slump-in-luxury-demand-13009401">another dip in sales</a> more recently).</p> <p>The <a href="https://www.limitlessmanufacturinggroup.com/blog/the-rise-of-athleisure-how-activewear-became-mainstream-fashion">rise of athleisure</a> in fashion and designer collaborations such as <a href="https://www.manoloblahnik.com/gb/the-latest/post/manolo-blahnik-for-birkenstock">Manolo Blahnik for Birkenstock</a>, <a href="https://www.gucci.com/uk/en_gb/st/capsule/adidas-gucci">Gucci x Adidas</a> and <a href="https://uk.burberry.com/c/collaborations-supreme-burberry/">Burberry x Supreme</a> have made luxury more available. But prices are still high, so how can you know whether a purchase will stand the test of time and become an investment piece or a fashion flop? Here are four key factors to consider when making a designer purchase.</p> <h2>1. Resale value</h2> <p>An expensive purchase price may not guarantee that your product will hold its value. A key factor to consider is what the resale value of your purchase will be, as this will indicate the item’s investment potential.</p> <p>A fashion investment piece tends to be a luxury product with a higher price ticket. Prices of luxury fashion have increased over the last decade. Chanel bags, for example, have <a href="https://www.forbes.com/sites/walterloeb/2022/02/21/luxury-brand-prices-rise-sharply--will-it-cut-demand/">almost doubled</a> in price. Chanel’s iconic medium flap bag has increased from <a href="https://luxecollectivefashion.com/blogs/communique/your-expert-guide-to-the-chanel-price-increases-2023">£7,550 in 2022 to £8,530 in 2023</a> and is considered to be one of the most covetable designs in the <a href="https://www.whowhatwear.co.uk/best-luxury-handbags-resale-value/slide2">resale market</a>.</p> <p>Similarly, Hermès’ famous Birkin and Kelly bag designs, renowned for their quality, are <a href="https://www.sothebys.com/en/articles/hermes-bag-review-2022-birkin-bag-and-hermes-kelly-bag-remain-most-popular">undoubtedly investment pieces</a>. Despite the high price ticket, <a href="https://www.whowhatwear.co.uk/birkin-bag-prices/slide2">Birkin bags are in demand</a>. They are the most collectable and classic of designer bags, with an average retail price of USD$10,000 (£8,237), <a href="https://www.scmp.com/lifestyle/fashion-beauty/article/3211640/why-hermes-birkin-bag-such-good-investment-according-experts-other-luxury-handbags-might-not-be">which can double in the resale market</a>.</p> <p>Luxury fashion <a href="https://www.pursebop.com/new-app-calculates-the-resale-value-of-designer-handbags/">resaler Vestiaire</a>, along with online marketplaces like eBay, are useful sources for researching and calculating what the value of your purchase will be in the resale market. While designer bags can hold their value post-purchase, <a href="https://www.yourmoney.com/investing/can-clothing-ever-be-considered-an-investment/">clothes can be less straightforward</a> and will depend on the other following factors.</p> <h2>2. Quality and style</h2> <p>A <a href="https://www.voguebusiness.com/fashion/marketing-at-scale-explaining-luxurys-new-brand-identifiers">2023 report</a> has stated that the overt use of logos in recent years, from brands such as <a href="https://www.surefront.com/blog/is-logomania-really-over">Balenciaga and Louis Vuitton</a>, has been replaced by an interest in quiet luxury.</p> <p>Quiet luxury means <a href="https://www.businessinsider.com/quiet-luxury-explained-which-brands-will-benefit-2023-4?r=US&amp;IR=T">more simplistic, classic and timeless styling</a>. The focus on exquisite fabrics and design gives a sense of fashion that is not disposable and durable. A cashmere sweater from <a href="https://uk.loropiana.com/en/c/woman/knitwear">Lorna Piana</a> may cost over £1,700 but its quality and classic styling will ensure it’s an investment piece that transcends fashion trend cycle.</p> <p>Consideration of fabrics, styling and design aesthetic are all key in ensuring your fashion investment has longevity.</p> <h2>3. Brand authenticity</h2> <p><a href="https://www.researchgate.net/publication/303917660_The_Role_of_Heritage_and_Authenticity_in_the_Value_Creation_of_Fashion_Brand">Heritage and authenticity</a> can secure the value of fashion purchases. Brands that have a strong heritage – that have been around and respected for a long time – are better investment pieces, <a href="https://wwd.com/fashion-news/designer-luxury/luxury-fashion-heritage-chanel-dior1234792018-1234792018/">particularly in the categories of watches, jewellery and handbags</a>. Rolex watches are renowned as investment pieces, with models that are most rare commanding the higher appreciation values.</p> <p>In the realm of clothing, Burberry’s iconic trench coat – which has remained largely untouched in design terms for over 100 years – has been reported to be a good wardrobe investment by <a href="https://www.vogue.co.uk/fashion/article/burberry-trench-coats">Vogue</a>. The trench’s timeless design, alongside its long history, has secured its place as an investment product.</p> <p>However, when it comes to making the purchase it is important to go with <a href="https://www.gentlemansgazette.com/burberry-trench-coat/">Burberry’s original design</a>, rather than the fashion-led versions whose value may diminish as seasonal trends move on.</p> <h2>4. Product endorsement</h2> <p>Celebrity endorsement is a popular brand strategy for increasing the value of fashion products. While it may drive sales, it is important to consider what effect it will have on investment quality.</p> <p>A recent example was when the British pop star <a href="https://www.imdb.com/name/nm4089170/">Harry Styles</a> wore the <a href="https://harpersbazaar.com.au/adidas-gucci-collaboration-collection/">luxe Adidas x Gucci Gazelle trainers</a>, during his 2023 tour, resulting in a <a href="https://www.sneakerfreaker.com/news/harry-styles-gucci-adidas-gazelle-samba-statistics?page=0">reported 100%</a> increase in sales of the trainer.</p> <p>While sneakers have previously had a bouyant <a href="https://www.fashionbeans.com/article/sneaker-reselling-guide/">resale market</a>, that is now <a href="https://www.voguebusiness.com/fashion/has-the-sneaker-bubble-finally-burst">declining</a>, raising questions as to whether they will continue to be positive investment pieces. Celebrities may create hype – but their endorsement does not always ensure the longevity of a product’s value.</p> <p>In 1999, <a href="https://hypebae.com/2018/10/dior-saddle-bag-history-john-galliano">Dior’s saddle bag</a> was featured on US TV series <a href="https://www.hbo.com/sex-and-the-city">Sex and the City</a>, securing its place as an <a href="https://garage.vice.com/en_us/article/mbxjmn/dior-saddle-bag-sex-in-the-city">iconic designer bag</a>. While this increased its value and desirability at the time, the bag eventually faded from view, until 2018, when Maria Grazia Chiuri, Dior’s current design director, relaunched it. This resulted in a frenzy of interest <a href="https://www.harpersbazaar.com/uk/fashion/a42118540/dior-saddle-bag/">in the original Galliano designs</a>.</p> <p>Endorsement creates hype and desirability, but occasionally it can also create a classic too. But this takes time, and it’s best to consider other factors including brand authenticity, quality and style when planning an investment purchase.</p> <p>Also, value does not always have to have a price attributed to it. Full House star's devastating cancer diagnosis

<p>Dave Coulier has revealed his devastating cancer diagnosis </p> <p>The <em>Full House</em> star told the <em>US Toda</em>y show about his "roller coaster" health struggle on Wednesday. </p> <p>After finding out that he was diagnosed with stage 3 non-Hodgkin lymphoma, he said it felt like "I got punched in the stomach because it never happens to you," according to <em>Page Six</em>. </p> <p>Coulier, whose first symptom was a lump in his groin, noted that he was “on pins and needles for a few days” while waiting to hear whether the disease had spread “to any major organs or [his] blood or bones or anything.”</p> <p>While waiting for his results, the 65-year-old actor told his wife, Melissa Coulier that he accepted his fate. </p> <p> “I’m OK with whatever the news [is] going to be no matter how devastating. … I’ve had an incredible life. I’ve had the most amazing people in my life. This has been an extraordinary journey, and I’m OK if this is the end of the journey”.</p> <p>Fortunately the cancer has not moved outside of his lymphatic system, and since then the actor has started chemotherapy, which he said was  “intense” and “scared the daylights” out of him.</p> <p>“There [are] days where I feel unbelievable,” he said. “Then there’s other days where … I’m just going to lay down and let this be what it’s going to be”.</p> <p>Coulier is expected to finish treatment in February 2025 after undergoing six rounds of chemo every three weeks. </p> <p>While the diagnosis was initially shocking, the actor has assured his fans that the curability rate is promising. </p> <p><em>Image: Ralph Dominguez/MediaPunch/ Shutterstock Editorial</em></p> <p> </p>

Never-before-seen party photo of Kate Middleton surfaces

<p>A previously unseen photo of Kate Middleton has been posted to social media by one of her old university friends. </p> <p>Laura Warshaur - who was in the same halls as the royal - shared the photo to <a href="https://www.instagram.com/p/C9lQ1A0P2QQ/" target="_blank" rel="noopener">Instagram</a> and reminisced their "lovely" college years together at St Andrews. </p> <p>She captioned the photo: “Sending love to Kate Middleton, the future Queen of England and my university dormmate!</p> <p>“This was us at a Hope Street flat party. I have the loveliest college memories with Kate.</p> <p>“She is the kindest, most caring, down-to-earth, genuine person, and it’s incredible to see her shining so brightly and inspiring the world with her compassion and courage.”</p> <p>The Princess of Wales was snapped wearing a cream turtleneck jumper with minimal makeup and her natural curls flowing. </p> <p>The picture taken at a flat party on Hope Street, was also where the Prince and Princess of Wales lived in their second year, according to <em>The Sun. </em></p> <p>In the photo the Princess and Laura smiled for the camera as they held up brownie bites. </p> <p>Laura shared the photo on her Instagram a while back to show support for the Princess of Wales as she continued her cancer treatment. </p> <p>The image caught the attention of royal fans this week, who took to comments to share their delight. </p> <p>“Neither of you has changed much, so gorgeous. So happy to see her out and about again with that big smile,” commented one user.</p> <p> “How sweet your tribute to her back when she was diagnosed. And how beautiful you both are in this picture," added another. </p> <p>“No way, most unexpected duo EVER," commented a third. </p> <p>Laura, who has since lost touch with the royal couple, previously revealed that all their friends rooted for the royal couple and believed that they would end up together. </p> <p><em>Image: Instagram</em></p> <p> </p>

What are house dust mites and how do I know if I’m allergic to them?

<p><em><a href="https://theconversation.com/profiles/deryn-lee-thompson-1449312">Deryn Lee Thompson</a>, <a href="https://theconversation.com/institutions/university-of-south-australia-1180">University of South Australia</a></em></p> <p>People often believe they are allergic to <a href="https://ahd.csiro.au/everything-in-our-homes-gathers-dust-but-what-exactly-is-it-where-does-it-come-from-and-why-does-it-keep-coming-back-is-it-from-outside-is-it-fibres-from-our-clothes-and-cells-from-our-skin/">house dust</a>. But of the <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">20% of Australians</a> suffereing with allergies, a number are are actually allergic to microscopic <a href="https://www.healthdirect.gov.au/dust-mites">house dust mites</a>.</p> <p>House dust mites belong to the same family as spiders and ticks. They measure just 0.2-0.3 mm, with 50 fitting on a single pinhead. They <a href="https://www.intechopen.com/chapters/71977">live</a> for 65–100 days, and females lay 60–100 eggs in their life.</p> <p>House dust mites love temperate climates and humidity. They feed off the skin cells we and animals shed, as well as mould, which they digest using special enzymes. These enzymes are excreted in their poo about <a href="https://www.intechopen.com/chapters/71977">20 times a day</a>. They also shed fragments of their exoskeletons.</p> <p>All these fragments trigger allergies in people with this type of allergic rhinitis (which is also known as hay fever)</p> <h2>What are the symptoms?</h2> <p>When people with house dust mite allergy inhale the allergens, they penetrate the mucous membranes of the airways and eyes. Their body recognises the allergens as a threat, releasing chemicals including one called histamine.</p> <p>This causes symptoms including a runny nose, an itchy nose, eyes and throat, sneezing, coughing and a feeling of mucus at the back of your throat (known as a post-nasal drip).</p> <p>People with this type of allergy usually mouth breath, snore, rub their nose constantly (creating a nasal crease called the “dust mite salute”) and have dark shadows under their eyes.</p> <p>House dust mite allergy <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7328274/">can also cause</a> poor sleep, constant tiredness, reduced concentration at work or school and lower quality of life.</p> <p>For people with eczema, their damaged skin barrier can allow house dust mite proteins in. This prompts immune cells in the skin to <a href="https://academic.oup.com/bjd/article/190/1/e5/7485663">release chemicals</a> which make already flared skin become redder, sorer and itchier, especially in children.</p> <p>Symptoms of house dust mite allergy occur year round, and are often worse after going to bed and when waking in the morning. But people with house dust mite allergy <em>and</em> pollen allergies find their year-round symptoms worsen in spring.</p> <h2>How is it diagnosed?</h2> <p>House dust mite allergy symptoms often build up over months, or even years before people seek help. But an accurate diagnosis means you can not only access the right treatment – it’s also vital for minimising exposure.</p> <p>Doctor and nurse practitioners can order a <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">blood test</a> to check for house dust mite allergy.</p> <p>Alternatively, health care providers with <a href="https://www.allergy.org.au/hp/a-career-in-clinical-immunology-and-allergy">specialised allergy training</a> can perform skin prick tests. This involves placing drops of the allergens on the arm, along with a positive and negative “control”. After 15 minutes, those who test positive will have developed a mosquito bite-like mark.</p> <h2>How is it treated?</h2> <p>Medication options include one or a combination of:</p> <ul> <li>daily non-sedating antihistamines</li> <li>a steroid nasal spray</li> <li>allergy eye drops.</li> </ul> <p>Your health care professional will work with you to develop a <a href="https://www.allergy.org.au/images/stories/pospapers/ar/ASCIA_HP_Allergic_Rhinitis_2022.pdf">rhinitis (hay fever) medical management plan</a> to reduce your symptoms. If you’re using a nasal spray, your health provider will <a href="https://www.youtube.com/watch?v=_ytYj1TLojM">show you how to use it</a>, as people often use it incorrectly.</p> <p>If you also have <a href="https://www.nationalasthma.org.au/understanding-asthma/how-is-asthma-managed">asthma</a> or eczema which is worsened by dust mites, your health provider will adapt your <a href="https://www.nationalasthma.org.au/health-professionals/asthma-action-plans">asthma action plan</a> or <a href="https://medcast.com.au/qhub/eczema/resources">eczema care plan</a> accordingly.</p> <p>If you experience severe symptoms, a longer-term option is <a href="https://www.allergy.org.au/images/pc/ASCIA_PC_Allergen_Immunotherapy_FAQ_2024.pdf">immunotherapy</a>. This aims to gradually turn off your immune system’s ability to recognise house dust mites as a harmful allergen.</p> <p>Immunotherapy involves taking either a daily sublingual tablet, under the tongue, or a series of injections. Injections require monthly attendances over three years, after the initial weekly build-up phase.</p> <p>These are <a href="https://theconversation.com/im-considering-allergen-immunotherapy-for-my-hay-fever-what-do-i-need-to-know-190408">effective</a>, but are costly (as well as time-consuming). So it’s important to weigh up the potential benefits and downsides with your health-care provider.</p> <h2>How can you minimise house dust mites?</h2> <p>There are also important allergy minimisation measures you can take to reduce allergens in your home.</p> <p>Each week, <a href="https://www.allergy.org.au/component/finder/search?q=minimisation&amp;Itemid=100001">wash</a> your bedding and pyjamas in hot water (over 60°C). This <a href="https://www.nationalasthma.org.au/living-with-asthma/resources/patients-carers/factsheets/dust-mites-trigger-my-asthma">removes</a> house dust mite eggs and debris.</p> <p>Opt for doonas, covers or quilts that can be washed in hot water above 60°C. Alternatively, low-cost waterproof or leak proof covers can keep house dust mites out.</p> <p>If you can, favour blinds and wood floors over curtains and carpet. Dust blinds and surfaces with a damp cloth each week and vacuum while wearing a mask, or have someone else do it, as house dust mites can become airborne during cleaning.</p> <p>But beware of costly products with big marketing budgets and little evidence to support their use. A new mattress, for example, will always be house dust mite-free. But once slept on, the house dust mite life cycle can start.</p> <p>Mattress protectors and toppers commonly claim to be “hypoallergenic”, “anti-allergy” or “allergy free”. How to buy a good pair of sunglasses

While their lenses usually meet certain minimum UV protection requirements, their quality in other respects, such as visual clarity, is dismal.</p> <p>Opticians, however, are governed by national health regulations, meaning that they have to meet higher standards such as the <a href="https://single-market-economy.ec.europa.eu/single-market/ce-marking_en">CE</a> and <a href="https://www.gov.uk/guidance/using-the-ukca-marking">UKCA</a> marks. Professional opticians are therefore much better equipped to help customers find sunglasses that not only meet their practical demands, but which are also comfortable and well suited to their facial features.</p> <h2>Rules for protection</h2> <p><a href="https://www.iso.org/obp/ui/en/#iso:std:iso:12312:-1:ed-2:v1:en">European law</a> classifies sunglass lenses as “personal protective equipment”, outlining five levels of protection. Category 0 lenses allow 80-100% of light through, while those in category 4 only let 3-8% through, meaning they are not suitable for driving. Category 3 is the most commonly used, as they are appropriate for most situations, including driving.</p> <p>So, do darker lenses protect you better? The short answer is: not necessarily. The degree of light absorption depends on how and where they will be used: category 4 lenses are designed for extremely bright areas like high mountains or deserts, but may actually reduce your visibility in other situations.</p> <p>However, all sunglasses that meet the established standards will protect your eyes from UV radiation.</p> <h2>Quality of vision</h2> <p>Wearing sunglasses can give the feeling that your vision is impeded. This is because a tinted lens selectively filters light: it lets in one type of radiation and limits another. Three concepts can help us understand how this works, and why it matters.</p> <p>First up is <strong>visual acuity</strong>. This is the term used to measure how “sharply” we see, and it is tested by asking patients to read increasingly small letters that appear on a screen or wall chart, with an ideal result around 100%. However, this test is performed with black letters on a well lit white background, so it does not take into account how visual quality may vary in other lighting conditions.</p> <p><strong>Contrast sensitivity</strong> is defined as the ability to differentiate objects from the surrounding background. It is, for instance, more difficult to distinguish black letters on grey backgrounds than on white backgrounds.</p> <p>Lastly, we have <strong>refractive errors</strong>, which affect both <strong>visual acuity</strong> and <strong>contrast sensitivity</strong>. These are what cause astigmatisms and make us long or short sighted. Wearing non-prescription sunglasses when suffering from any of these conditions can make vision even worse than it would be without them.</p> <h2>Colour matters</h2> <p>With all this in mind, we should also address the common question of lens colour. While colour does not affect protection, <a href="https://www.researchgate.net/publication/11320153_Effect_of_variable_tinted_spectacle_lenses_on_visual_performance_in_control_subjects">it can affect contrast and the feeling of brightness</a>, because each colour filters out a different wavelength of light.</p> <p><a href="https://www.researchgate.net/publication/11320153_Effect_of_variable_tinted_spectacle_lenses_on_visual_performance_in_control_subjects">Grey lenses filter out all wavelengths of light</a>, while tints such as brown or green have a different effect on light absorption. This means that <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10699545/">visual perception</a> tends to be brighter through a brown lens, very dark through grey ones, and more natural through green ones.</p> <h2>Plastic or glass lenses?</h2> <p>Colour isn’t the only thing that affects quality of vision: we also have to pay attention to what the lenses are made of. While they are most commonly made of specialised plastics – known as organic lenses – you can also find glass ones, known as mineral lenses.</p> <p>These two materials are not the same. Organic lenses are lighter and stronger, while mineral lenses are more scratch resistant and are less prone to colour distortion. This means that mineral lenses offer greater quality of vision.</p> <h2>What about polarised lenses?</h2> <p>Polarised lenses block light that reaches the eye at a certain angle after reflecting off a surface such as a road or water, thus reducing glare. They are particularly suited to driving or spending time around water.</p> <p>However, they can be unsuitable in certain situations. For example, they block light from screens, making them appear darker or even completely black, meaning devices often have to be rotated to improve visibility. They are also not ideal for certain winter sports: by eliminating glare they make it very easy to miss icy patches on the ground.</p> <h2>Other features</h2> <p>Lastly, there are certain design features that we cannot overlook when choosing a pair of sunglasses.</p> <p><strong>Gradient lenses</strong> are darker at the top, and graduate down to a lighter tint at the bottom – they usually absorb around 85% of light in their darkest area, and 10% in the lightest. These lenses are stylish, but that does not affect their protection against UV rays. That said, they might be better suited to cloudy conditions, and on a bright summer day they may not be the best option.</p> <p><strong>Reflective lenses</strong> have a layer on their outer surface that reflects light and enhances protection. Unfortunately, this treatment is easily damaged or scratched.</p> <p>Lenses with <strong>anti reflective coating on the inside of the lens</strong> provide greater clarity of vision by eliminating light reflected from behind the wearer. How do heat protectants for hair work? A chemistry expert explains

<p><em><a href="https://theconversation.com/profiles/daniel-eldridge-1494633">Daniel Eldridge</a>, <a href="https://theconversation.com/institutions/swinburne-university-of-technology-767">Swinburne University of Technology</a></em></p> <p>Heat can do amazing things to change your hairstyle. Whether you’re using a curling wand to get ringlets, a flat iron to straighten or a hair dryer to style, it’s primarily the heat from these tools that delivers results.</p> <p>This comes with casualties. While your hair is surprisingly tolerant to heat compared with many other parts of your body, it can still only withstand so much. Heat treatment hair appliances frequently operate at over 150°C, with some reportedly <a href="https://www.frontiersin.org/journals/bioengineering-and-biotechnology/articles/10.3389/fbioe.2019.00298/full#B13">reaching</a> <a href="https://www.researchgate.net/publication/289291195_Thermal_degradation_of_hair_I_Effect_of_curling_irons">over 200°C</a>. At these temperatures, your hair can end up fried.</p> <p>Many people use heat protectants, often in the form of sprays, to minimise the damage. So how do these protectants work? To answer that, I first have to explain exactly what heat does to your tresses on the molecular level.</p> <h2>What heat does to your hair</h2> <p>A large proportion of your hair is made up of proteins. There are attractive forces between these proteins, known as hydrogen bonds. These bonds play a big role in dictating the shape of your locks.</p> <p>When you heat up your hair, the total attraction of these hydrogen bonds become weaker, allowing you to more easily re-shape your hair. Then, when it cools back down, these attractions between the proteins are re-established, helping your hair hold its new look until the proteins rediscover their normal structure.</p> <p>The cuticle – the outermost protective layer of your hair – contains overlapping layers of cells that lose integrity when they’re heated, damaging this outer protective layer.</p> <p>Inside that outer layer is the cortex, which is rich in a protein called keratin.</p> <p>Many proteins don’t <a href="https://pubmed.ncbi.nlm.nih.gov/21635854/">hold up structurally</a> after intense heating. Think of cooking an egg – the change you see is a result of the heat altering the proteins in that egg, unravelling them into different shapes and sizes.</p> <p>It’s a <a href="https://library.scconline.org/v049n04/33">similar story</a> when it comes to heating your hair. The proteins in your hair are also susceptible to heat damage, reducing the overall strength and integrity of the hair.</p> <p>Heat can also affect substances called melanin and <a href="https://pubmed.ncbi.nlm.nih.gov/21443842/">tryptophan</a> in your hair, resulting in a change in pigmentation. Heat-damaged hair is <a href="https://pubmed.ncbi.nlm.nih.gov/21635854/">harder to brush</a>.</p> <p>The damage is even more devastating if you use heat styling tools such as <a href="https://labmuffin.com/why-you-should-never-straighten-or-curl-wet-hair/">curling irons or straighteners</a> to <a href="https://library.scconline.org/v062n01/23">heat wet hair</a>, as at the high treatment temperatures, the water soaked up by the fibres can violently evaporate.</p> <p>The result of this is succinctly described by science educator and cosmetic chemist Michelle Wong, also known as <a href="https://labmuffin.com/how-do-heat-protectant-hair-products-work/">Lab Muffin</a>. In other words, they stick on <em>really</em> well.</p> <p>For this reason, continued use can sometimes cause a <a href="https://link.springer.com/article/10.1007/s12221-010-0507-9">buildup</a> which can change the feel and weight of your hair.</p> <p>This buildup is not permanent and can be removed with washing.</p> <p>One final and important note: just like when you use a mitt for the oven, heat does still get through. 5 items you’re cleaning too much

<p>Cleaning the house is no easy feat. To make life a little easier for you, here are five items you are probably cleaning more than you need to. </p> <p><strong>1. Clothes worn once</strong></p> <p>For particular items of clothing such as gym gear, shirts and tights it is fine to wash clothes after every wear. However, most other items can be worn up to three times advises Carolyn Forte, the director of the Cleaning Lab at the Good Housekeeping Institute. </p> <p>"Over-washing and over-drying fabrics can cause fading and wear,” she said. Light Fixtures</strong></p> <p>It can be tempting to dust your light fixtures every week but Carolyn advises saving your strength from a different household task. She advises that you can get away with cleaning light fixtures once a month.</p> <p><strong>4. Jackets</strong></p> <p>In the cooler months jackets are worn every day. However, this necessity only needs to be washed every three months. Jackets don’t usually come into contact with skin cells or natural oils, which allows them to go longer between washes than other clothes.</p> <p><strong>5. 10 rules every good house guest follows

<p>You've been invited to stay in somebody else's house. You're instantly told "make yourself at home!" But you can't really, can you? Here's the unsaid rules of being a houseguest you just can't break. </p> <p><strong>1. Not arriving on time</strong></p> <p>Always provide your itinerary to your host before you arrive. If your flight or train is delayed, give them real-time updates. Google Map your journey in advance so you know exactly how to get to their house. It's awfully inconvenient as a host to be waiting to give a guest keys, but have them arrive two hours late because of an excuse like "I got lost".</p> <p><strong>2. Turning up empty handed</strong></p> <p>You don't need to bring much, but when staying at someone's house you need to arrive with a token of appreciation. A bottle of wine, some chocolates, or a kitsch little jar of jam you made. Turning up empty handed is expected by the host, but all good houseguests know a small gift is the right way to kick things off.</p> <p><strong>3. Keeping your shoes on</strong></p> <p>Perhaps you live in a shoes-on house when you're at home, but unless told so, you should never keep them on when staying at another's. Especially if you only see your host walking around bare foot, or in socks/slippers. Houseguests bring in extra dirt, fluff, and marks – the most conscious you can be of that, the better.</p> <p><strong>4. Turning down food</strong></p> <p>When you're staying in somebody else's home, you must eat what you are served. Hosts go to a lot of effort to make you feel welcome and cooking for you is a big part of that. If you have any dietary requirements, say so before you arrive and offer to bring a bag of shopping. Your host will probably refuse, but you've laid the groundwork for happy mealtimes for the duration of your stay.</p> <p><strong>5. Not cleaning up</strong></p> <p>Picture this: you're staying with a friend, and they're at work all day while you mooch around their house. The dishwasher is full but you don't know where anything goes in the cupboards. You pile your dirties in the sink, and your friend comes home to find them. Cue instant aggression that will forever remain unspoken. Avoid being a bad guest by cleaning up when you're a houseguest – even if you put things back in the wrong place.</p> <p><strong>6. Not asking to use laundry facilities</strong></p> <p>One of the most difficult things about travelling is getting your laundry done. When a washing machine and dryer become available, it's natural to want to jump on them. But you must ask your host first. They will always say yes – everybody understands what it's like to have to wear inside-out underwear when you've had no laundry facilities for a week – but it's just polite to ask.</p> <p><strong>7. Asking your host to quiet down</strong></p> <p>When staying in somebody else's house, there's a high chance of noises you're not used to. That could mean your host watching TV at midnight when you've got to be up early, or them talking loudly on the phone at 6AM while you're asleep. But you can't say anything about it. If you are noise-sensitive, always bring quality earplugs.</p> <p><strong>8. Bringing lovers home</strong></p> <p>We get it, maybe you're in an exciting new city and the options for a little sexy time are pinging at your phone every few minutes. But you cannot, under any circumstances, invite a new lover over to somebody's house when you're staying there. Even if you have their house to yourself, it's just a breach of respect. If you want to hook up, go to their place.</p> <p><strong>9. Leaving the bed unmade</strong></p> <p>Hosts generally accept there'll be some clean-up after you're gone. But don't leave the guest bed unmade, or your dirty sheets on it. Strip them off on your final morning, and either fold them nicely, or put them in the washing machine (this is one situation where you don't need their permission to use their laundry). Remake the bed with or without clean sheets if possible.</p> <p><strong>10. Not saying thank you</strong></p> <p>It doesn't have to be a formal written letter (though that would be nice, wouldn't it). But you must thank your hosts after you leave with a note, an e-mail, or even a text. It's something so easy to forget to do once you're gone, but ensures the host feels their hospitality has been appreciated. How do I know when it’s time to replace my running shoes?

But how regularly should runners fork out hundreds of dollars on their next pair?</p> <p>Conventional wisdom tells us the average lifespan of a running shoe is around 500 to 800 kilometres. But where did this advice come from, and is it based on science?</p> <p>Some evidence comes from <a href="https://doi.org/10.1177/0363546585013004">impact testing</a> with machines designed to simulate the shoe repeatedly contacting the ground during running. Other evidence comes from <a href="https://doi.org/10.1080/19424280.2010.519348">monitoring runners who have used shoes in the real world</a> for long periods.</p> <p>This research is often focused on shoe materials and structure. But we think more compelling markers for the runner are shoe comfort, performance benefit and injury risk.</p> <p>Rather than seeking a “one-size-fits-all” answer to how many kilometres your shoes should be limited to, it’s also better to consider individual signs based on your shoe type and its purpose.</p> <h2>The three signs to watch for</h2> <p>Runners tend to replace their shoes for three main reasons:</p> <ol> <li>they believe their performance is being negatively impacted</li> <li>their shoes are leading to some bodily discomfort which may cause (or has already caused) an injury</li> <li>the shoes are no longer comfortable or “feel” as good as they used to.</li> </ol> <p>So what does the evidence say about these factors?</p> <h2>Performance</h2> <p>Some shoe material properties do contribute to enhanced running efficiency. Degrading these materials by racking up the kilometres may hinder peak performance on race day.</p> <p>This is most clearly seen in carbon fibre plate shoes used by modern elite runners to achieve <a href="https://doi.org/10.1007/s40279-020-01420-7">rapid road race times</a>. The design features <a href="https://doi.org/10.1007/s40279-018-1024-z">thought to drive this</a> are the combination of highly compliant and resilient midsole foam and a stiff embedded carbon fibre plate, which support energy storage and return.</p> <p>Runners will typically “save” these shoes for race day and replace them after fewer kilometres, compared to conventional running shoes.</p> <p>The available research does support the <a href="https://doi.org/10.1007/s40279-017-0811-2">performance benefits of these shoes</a>. However, it’s not known how long the benefits last relative to kilometres of wear.</p> <p>To our best knowledge, there’s only one study on running performance and shoe wear, but unfortunately it did not involve carbon fibre plate shoes. A University of Connecticut 2020 <a href="http://hdl.handle.net/11134/20002:860659513">master’s thesis</a> investigated eight college-level runners over 400 miles (643km) of Nike Pegasus shoe use.</p> <p>Large reductions in running economy were reported at 240km, and this was statistically significant at 320km. No reduction was observed at 160km.</p> <p>So, if you’re chasing personal best times, the evidence above suggests that for peak performance, shoes should be replaced somewhere between 160 and 240km (although this is not directly based on carbon fibre plate shoe research).</p> <p>It appears that minimising training kilometres for your favourite racing shoes – keeping them “fresh” – could contribute to peak performance on race day, compared to racing in a pair of old shoes.</p> <h2>Injury or discomfort</h2> <p>The link between shoe wear and injury is unclear, and based on <a href="https://bjsm.bmj.com/content/37/3/239">minimal and often conflicting evidence</a>.</p> <p>One study did find that <a href="https://doi.org/10.1111/sms.12154">runners who alternate their running shoes</a> have a lower risk of injury than runners who run only in the same pair of shoes over a 22-week period. Runners who alternated shoes throughout the study period would have accumulated less wear in each shoe.</p> <p>This provides some support for the notion that accumulating too many kilometres in your shoes may increase risk of injury. Unfortunately, the exact age of running shoes was not reported in this study.</p> <p>However, based on the running characteristics reported, the single-shoe pair users completed an average of 320km in their shoes (after adjusting for a small fraction who had to replace shoes during the study).</p> <p>This was compared to the multi-shoe pair users who used an average of 3.6 pairs of shoes, ran more total kilometres, but accumulated an average of only 200km per shoe pair.</p> <h2>Comfort</h2> <p>Comfort and fit are the <a href="https://www.tandfonline.com/doi/full/10.1080/19424280.2024.2353597#abstract">two most important factors</a> to runners when selecting running shoes. Evidence linking improved shoe comfort to <a href="https://journals.lww.com/acsm-msse/fulltext/2001/11000/relationship_between_footwear_comfort_of_shoe.21.aspx">reduced injury rates</a> or <a href="https://www.tandfonline.com/doi/full/10.1080/17461391.2019.1640288">improved running economy</a> is mixed, but reducing harms from poorly fitting and uncomfortable shoes is clearly a priority for runners.</p> <p>Most <a href="https://commons.nmu.edu/isbs/vol35/iss1/293/">runners land on their heel</a>. The repeated compression of the midsole causes the material to harden, possibly after as <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC5534152/pdf/ijspt-12-616.pdf">little as 160km</a>, according to one study from 2017. However, there was virtually no change in the amount of cushioning runners perceived under their heel after 160km. Even after using the shoes for 640km, they felt little difference – about 3%.</p> <p>While at first this might seem like runners are not very good at judging when shoes lose their cushioning, it also tells us changes in perceived shoe cushioning are very gradual and may not be important for runners until they reach a certain threshold.</p> <p>This amount will differ from person to person, and from shoe to shoe, but research suggests it’s not until perceived cushioning reaches about a <a href="https://www.tandfonline.com/doi/full/10.1080/02640414.2020.1773613?casa_token=P87vatZhOlgAAAAA%3ACu11TZmGjKc1xYsaUlEVfWvZDvcSnx3qgKL1E2DsRYwf6hMvBiyVAm-M_-4Iauq4lwHna0QMu1IRmw">10% change</a> that runners consider it meaningful.</p> <p>We must be careful when applying these findings to the latest running shoes which use newer materials.</p> <p>But you can use it as a rule of thumb – once you notice a drop in comfort, it’s time to get a new pair.</p> <h2>When to choose new shoes</h2> <p>Ultimately, there’s no one simple answer for when you should get new running shoes. Is stress turning my hair grey?

<p><em><a href="https://theconversation.com/profiles/theresa-larkin-952095">Theresa Larkin</a>, <a href="https://theconversation.com/institutions/university-of-wollongong-711">University of Wollongong</a></em></p> <p>When we start to go grey depends a lot on <a href="https://pubmed.ncbi.nlm.nih.gov/36631178/">genetics</a>.</p> <p>Your first grey hairs <a href="https://elifesciences.org/articles/67437">usually appear</a> anywhere between your twenties and fifties. For men, grey hairs <a href="https://pubmed.ncbi.nlm.nih.gov/22077870/">normally</a> start at the temples and sideburns. Women tend to start greying on the hairline, especially at the front.</p> <p>The most <a href="https://pubmed.ncbi.nlm.nih.gov/36631178/">rapid greying</a> usually happens between ages 50 and 60. But does anything we do speed up the process? And is there anything we can do to slow it down?</p> <p>You’ve probably heard that plucking, dyeing and stress can make your hair go grey – and that redheads don’t. Here’s what the science says.</p> <h2>What gives hair its colour?</h2> <p>Each strand of hair is produced by a hair follicle, a tunnel-like opening in your skin. Follicles contain two different kinds of <a href="https://www.sciencedirect.com/science/article/pii/S1534580720301040">stem cells</a>:</p> <ul> <li>keratinocytes, which produce <a href="https://my.clevelandclinic.org/health/body/23204-keratin">keratin</a>, the protein that makes and regenerates hair strands</li> <li>melanocytes, which produce <a href="https://my.clevelandclinic.org/health/body/22615-melanin">melanin</a>, the pigment that colours your hair and skin.</li> </ul> <p>There are <a href="https://www.ncbi.nlm.nih.gov/books/NBK459156/">two main types</a> of melanin that <a href="https://pubmed.ncbi.nlm.nih.gov/36631178/">determine hair colour</a>. Eumelanin is a black-brown pigment and pheomelanin is a red-yellow pigment.</p> <p>The <a href="https://theconversation.com/studying-the-complex-genetics-behind-hair-colour-reveals-how-melanin-affects-us-171088#:%7E:text=Eumelanin%20is%20also%20known%20as%20the%20brown-black%20pigment%2C,is%20due%20to%20low%20amounts%20of%20both%20pigments.">amount of the different pigments</a> determines hair colour. Black and brown hair has mostly eumelanin, red hair has the most pheomelanin, and blonde hair has just a small amount of both.</p> <h2>So what makes our hair turn grey?</h2> <p>As we age, it’s normal for cells to become less active. In the hair follicle, this means stem cells produce less melanin – turning our hair grey – and less keratin, causing hair thinning and loss.</p> <p>As less melanin is produced, there is less pigment to give the hair its colour. Grey hair has very little melanin, while white hair has none left.</p> <p>Unpigmented hair <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6290285/">looks grey</a>, white or silver because light reflects off the keratin, which is pale yellow.</p> <p>Grey hair is thicker, coarser and stiffer than hair with pigment. This is because the shape of the hair follicle becomes <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6290285/">irregular</a> as the stem cells change with age.</p> <p>Interestingly, grey hair also grows faster than pigmented hair, but it <a href="https://elifesciences.org/articles/67437">uses more energy</a> in the process.</p> <h2>Can stress turn our hair grey?</h2> <p>Yes, stress can <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC6290285/">cause your hair to turn grey</a>. This happens when <a href="https://faseb.onlinelibrary.wiley.com/doi/epdf/10.1096/fj.05-4039fje">oxidative stress</a> damages hair follicles and stem cells and <a href="https://www.frontiersin.org/journals/physiology/articles/10.3389/fphys.2022.839859/full">stops them producing</a> melanin.</p> <p>Oxidative stress is an imbalance of too many damaging free radical chemicals and not enough protective antioxidant chemicals in the body. It can be <a href="https://pubmed.ncbi.nlm.nih.gov/36631178/">caused by</a> psychological or emotional stress as well as autoimmune diseases.</p> <p><a href="https://pubmed.ncbi.nlm.nih.gov/22077870/">Environmental factors</a> such as exposure to UV and pollution, as well as smoking and some drugs, can also play a role.</p> <p>Melanocytes are <a href="https://elifesciences.org/articles/67437">more susceptible to damage</a> than keratinocytes because of the complex steps in melanin production. This explains why ageing and stress usually cause hair greying before hair loss.</p> <p>Scientists have been able to link less pigmented sections of a hair strand to <a href="https://elifesciences.org/articles/67437">stressful events in a person’s life</a>. In younger people, whose stems cells still produced melanin, colour returned to the hair after the stressful event passed.</p> <h2>4 popular ideas about grey hair – and what science says</h2> <p><strong>1. Does plucking a grey hair make more grow back in its place?</strong></p> <p>No. When you pluck a hair, you might notice a small bulb at the end that was attached to your scalp. This is the <a href="https://my.clevelandclinic.org/health/body/23435-hair-follicle">root</a>. It grows from the hair follicle.</p> <p>Plucking a hair pulls the root out of the follicle. But the follicle itself is the opening in your skin and can’t be plucked out. Each hair follicle can only grow a single hair.</p> <p>It’s possible frequent plucking could make your hair <a href="https://pubmed.ncbi.nlm.nih.gov/18713071/">grey earlier</a>, if the cells that produce melanin are damaged or exhausted from too much regrowth.</p> <p><strong>2. Can my hair can turn grey overnight?</strong></p> <p>Legend says Marie Antoinette’s hair went <a href="https://www.healthline.com/health/marie-antoinette-syndrome">completely white</a> the night before the French queen faced the guillotine – but this is a myth.</p> <p>Melanin in hair strands is chemically stable, meaning it can’t transform instantly.</p> <p>Acute psychological stress does rapidly deplete melanocyte stem cells <a href="https://www.nature.com/articles/s41586-020-1935-3">in mice</a>. But the effect doesn’t show up immediately. Instead, grey hair becomes visible as the strand grows – at a rate of <a href="https://www.medicalnewstoday.com/articles/326764">about 1 cm per month</a>.</p> <p><a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7432488/">Not all hair</a> is in the growing phase at any one time, meaning it can’t all go grey at the same time.</p> <p><strong>3. Will dyeing make my hair go grey faster?</strong></p> <p>This <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC9953601/">depends on the dye</a>.</p> <p>Temporary and semi-permanent dyes should not cause early greying because they just coat the hair strand without changing its structure. But permanent products cause a chemical reaction with the hair, using an oxidising agent such as hydrogen peroxide.</p> <p>Accumulation of hydrogen peroxide and <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC10232955/">other hair dye chemicals</a> in the hair follicle <a href="https://pubmed.ncbi.nlm.nih.gov/36631178/">can damage</a> melanocytes and keratinocytes, which can cause greying and hair loss.</p> <p><strong>4. Is it true redheads don’t go grey?</strong></p> <p>People with red hair also lose melanin as they age, but differently to those with black or brown hair.</p> <p>This is because the red-yellow and black-brown pigments are chemically different.</p> <p>Producing the brown-black pigment eumelanin is more complex and <a href="https://onlinelibrary.wiley.com/doi/full/10.1034/j.1600-0749.2002.02017.x">takes more energy</a>, making it more susceptible to damage.</p> <p>Producing the red-yellow pigment (pheomelanin) causes <a href="https://www.sciencedirect.com/science/article/pii/S016953472030375X">less oxidative stress</a>, and is more simple. This means it is easier for stem cells to continue to produce pheomelanin, even as they reduce their activity with ageing.</p> <p>With ageing, red hair tends to fade into strawberry blonde and silvery-white. Grey colour is due to less eumelanin activity, so is more common in those with black and brown hair.</p> <p>Your genetics determine when you’ll start going grey. Is it worth selling my house if I’m going into aged care?

<p><em><a href="https://theconversation.com/profiles/colin-zhang-1234147">Colin Zhang</a>, <a href="https://theconversation.com/institutions/macquarie-university-1174">Macquarie University</a></em></p> <p>For senior Australians who cannot live independently at home, residential aged care can provide accommodation, personal care and general health care.</p> <p>People usually think this is expensive. And many assume they need to sell their home to pay for a lump-sum deposit.</p> <p>But that’s not necessarily the case. Here’s what you need to consider.</p> <h2>You may get some financial support</h2> <p>Fees for residential aged care are complex and can be confusing. Some are for your daily care, some are means-tested, some are for your accommodation and some pay for extras, such as cable TV.</p> <p>But it’s easier to think of these fees as falling into two categories:</p> <ul> <li> <p>an “entry deposit”, which is usually more than <a href="https://www.health.gov.au/sites/default/files/documents/2020/06/eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-july-2020-eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-may-2020.pdf">$A300,000</a>, and is refunded when you leave aged care</p> </li> <li> <p>daily “<a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">ongoing fees</a>”, which are $52.71-$300 a day, or more. These cover the basic daily fee, which everyone pays, and the means-tested care fee.</p> </li> </ul> <p>To find out how much government support you’ll receive for both these categories, you will have a “<a href="https://www.myagedcare.gov.au/income-and-means-assessments/#aged-care-home">means test</a>” to assess your income and assets. This means test is similar (but different) to the means test for the aged pension.</p> <p>Generally speaking, the lower your aged-care means test amount, the more government support you’ll receive for aged care.</p> <p>With full support, you don’t need to pay an “entry deposit”. But you still need to pay the basic daily fee (currently, <a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">$52.71</a> a day), equivalent to 85% of your aged pension. If you get partial support, you pay less for your “entry deposit” and ongoing fees.</p> <h2>You don’t need a lump sum</h2> <p>You don’t have to pay for your “entry deposit” as a lump sum. You can choose to pay a rental-style daily cost instead.</p> <p>This is calculated as follows: you multiply the amount of the required “entry deposit” by the maximum permissible interest rate. This rate is set by government and is currently at <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">4.01%</a> per year for new residents. Then you divide that sum by 365 to give a daily rate. That’s because any value of your family house above <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">$173,075.20</a> will be excluded from your <a href="https://www.servicesaustralia.gov.au/organisations/health-professionals/services/aged-care-entry-requirements-providers/residential-care/residential-aged-care-means-assessment">means test</a></p> </li> <li> <p>you can still access the capital gains of your house, as house prices rise.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>your rental income needs to be included in the means test for your aged pension. So you might get less aged pension</p> </li> <li> <p>you might need to pay income tax on the rental income</p> </li> <li> <p>compared to the lump sum payment, choosing the rental-style daily cost means you will end up <a href="https://www.smh.com.au/money/super-and-retirement/seek-help-when-weighing-up-how-to-pay-for-your-aged-care-20191202-p53g16.html">paying more</a></p> </li> <li> <p>you are subject to a changing rental market.</p> </li> </ul> <h2>Option 2: keep your house and rent it out, with a twist</h2> <p>If you have some savings, you can use a combination of a lump sum and daily rental cost to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>like option 1, you can keep your house and have a steady income</p> </li> <li> <p>the amount of lump sum deposit will not be counted as an asset in the pension means test.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>like option 1, you could have less pension income, higher age-care costs and need to pay more income tax</p> </li> <li> <p>you have less liquid assets (assets you could quickly sell or access), which could be handy in an emergency.</p> </li> </ul> <h2>Option 3: sell your house</h2> <p>If you sell your house, you can use all or part of the proceeds to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>if you have any money left over after selling your house and paying for your “entry deposit”, you can invest the rest</p> </li> <li> <p>as your “entry deposit” is exempt from your aged pension means test, it means more pension income.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li>if you have money left over after selling your house, this will be included in the aged-care means test. So you can end up with less financial support for aged care.</li> </ul> <h2>In a nutshell</h2> <p>Keeping your house and renting it out (option 1 or 2) can give you a better income stream, which you can use to cover other living costs. And if you’re not concerned about having access to liquid assets in an emergency, option 2 can be better for you than option 1.</p> <p>But selling your house (option 3) avoids you being exposed to a changing rental market, particularly if the economy is going into recession. How to revive your curls without paying salon prices

<p>Maintaining curly hair takes a lot of time and effort and sometimes no matter what you do, the frizz just cannot be tamed. </p> <p>While getting your hair done at the salon can be a treat, having to pay salon prices to get softness, shine and definition for your curls is just not sustainable in the long run. </p> <p>Enter <a href="https://www.johnfrieda.com/en-au/home/" target="_blank" rel="noopener">John Frieda</a>'s newest Frizz Ease Miraculous Recovery range, which is now infused with repairing ceramides designed to transform frizzy and damaged hair. </p> <p>The Miraculous Recovery Repairing shampoo and conditioner are two of my personal faves, as I could feel the difference in how soft my hair felt after the first use.</p> <p>Not only are the products safe for colour-treated hair, they also made my curls more manageable and easy to style, with the effects lasting for two days, which is amazing considering how quickly my curls can go limp. </p> <p>I also loved how subtle the scent was, and found the most effective way of applying the conditioner was to comb it through my hair with a detangling brush in the shower, as it helps distribute the product evenly. </p> <p>While different curls all need slightly different care, I found the shampoo provided the perfect balance of cleaning build-up on my hair without leaving it dry or flaky. </p> <p>The star of the range was definitely the All-in-1 extra strength serum, which provided extra protection for my colour-treated and chemically treated hair. How fear of missing out can lead to you paying more when buying a home

<p><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a></em></p> <p>The property market is a competitive space where finding a nice home, in the area you want, at a price you can afford is a hard ask.</p> <p>With buyers outnumbering available properties, the pressure is even greater causing some would-be buyers to develop <a href="https://health.clevelandclinic.org/understanding-fomo">a fear of missing out</a> (FOMO) and to make irrational decisions.</p> <p>FOMO might make you worry others are finding nicer homes and getting better deals, or that prices will rise to the point where you are priced out of the market altogether. This could cause you to pay too much or to buy a property in an area unsuitable for your needs.</p> <p>Then there is <a href="https://www.psychologytoday.com/au/blog/counseling-keys/202103/overcoming-fear-of-making-mistakes">fear of making a mistake</a> (FOMM), which can also cause problems if you’re a home hunter. You might be reluctant to bid or to negotiate because you are afraid of choosing the wrong property or paying more than it’s worth.</p> <h2>Problems caused by FOMO and FOMM</h2> <p>The principles of contagion theory, crowd psychology and the scarcity principle we identified in <a href="https://onlinelibrary.wiley.com/doi/epdf/10.1111/ijcs.12649?casa_token=271MN72XdP8AAAAA%3AfhYF_2yUJtM7KGv5jvFdXn5UsXQLkMcIM_F6hffYa30QaSdRivjf2mhFX-cr5C7ttCuLl1-e2OFYXBA">our research</a> on panic-buying during the pandemic, can be applied to any purchasing decisions. In this instance we applied them to buying properties in a competitive housing market.</p> <p><a href="https://www.communicationtheory.org/contagion-theory/">Contagion theory</a> applies when people act irrationally under the influence of a crowd. <a href="https://www.bestvalueschools.com/faq/what-is-crowd-psychology/">Crowd psychology</a> is similar but relates to how a crowd behaves in certain circumstances, while <a href="https://www.indeed.com/career-advice/career-development/scarcity-principle">scarcity principle</a> is the idea if there are fewer items available, their value increases.</p> <p>Each of these can increase the likelihood of several behaviours when purchasing a property. These include:</p> <ul> <li><strong>Underbidding and overbidding</strong></li> </ul> <p>Fearing other buyers might get the house, house hunters might get caught up in a bidding war and end up paying more than planned.</p> <p>Conversely, buyers with FOMM might fear spending too much so bid too low to start with and risk losing the house.</p> <ul> <li><strong>Following the crowd and peer pressure influence</strong></li> </ul> <p>Buyers might feel <a href="https://link.springer.com/article/10.1007/s11403-021-00324-7">pressured to buy</a> in a certain area because it’s popular, even if it is not best fit for them. This can lead to paying more for a house just because others are doing the same.</p> <ul> <li><strong>Delaying decisions</strong></li> </ul> <p>FOMM can lead to <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/ijcs.12990?casa_token=ZhJnLBOwVxUAAAAA%3AW5haHZKSA1rFQsRNdvw0liOoyvdxl0OrFR2phkhGfYC6TnWRv9EsnV-N8w52CmcnAVb8X2yU1obpIjKx">taking too long to decide</a>. This delay can mean missing out on good deals or being forced to rush into a decision and end up overpaying.</p> <ul> <li><strong>Avoiding negotiation</strong></li> </ul> <p>Some buyers might avoid negotiating the price or special conditions such as building and pest inspections and finance approval because they fear the seller will reject their offer. This can result in paying more than they need to if there are problems later.</p> <ul> <li><strong>Excessive inspections and appraisals</strong></li> </ul> <p>While inspections and appraisals are important, too many can suggest indecisiveness driven by fear, resulting in wasted money on unnecessary assessments, and more importantly, wasted time and delayed decisions.</p> <h2>Removing fear from the buying process</h2> <p>Start with thorough research and preparation by learning about different neighbourhoods and house prices. The history of properties and suburbs can be found for free on property websites and is a good place to start.</p> <p>Seek professional guidance from real estate agents or financial advisers to help you through the process.</p> <p>Get insights on market trends from an agent from a selling company or bank to help find homes that meet your criteria. Keep in mind these agents will get some form of incentive from your purchase.</p> <p>All the big banks or loan officers can provide free property reports on specific properties or suburbs.</p> <p>Don’t forget to check council mapping and water authority documents to check for potential future road projects and other developments and for an area’s flood rating.</p> <p>Perform due diligence by thoroughly inspecting properties and reviewing contracts to ensure they meet your needs and are a good investment.</p> <p>For example, it is a good idea to hire a home inspector to check for any hidden issues before making an offer.</p> <p>Another common mistake made by most buyers is not asking their <a href="https://www.qld.gov.au/law/housing-and-neighbours/buying-and-selling-a-property/buying-a-home/before-you-start-looking/appointing-a-solicitor">solicitor</a> to check and give suggestions before signing a contract or offer.</p> <p>A solicitor can check the sale contract before you sign, review the disclosure documents, give advice on your mortgage contract, carry out title searches and explain the results and explain how the purchase may affect your liability for land tax.</p> <p>Do some contingency planning by preparing for unexpected price increases and for the presence of other strong bidders to reduce anxiety about making the wrong decision. Setting aside extra funds could help deal with higher than expected prices or unexpected repairs that need doing.</p> <p>In the end, plan well and make decisions without letting emotions take over. REVIEW: Feel supported and comfortable through every stride with ASICS

65-year-old woman transforms life after divorce

<p>Harrah Brown was left “alone, devastated and scared for the first time in my life” at age 60, and had spend her days crying and wishing that her ex would come back. </p> <p>It took her one nasty fall while walking her dog to turn her life around. </p> <p>"I heard a tiny voice tell me to ‘get your life together and stop wasting away’” she said on social media. </p> <p>The now 65-year-old fitness fanatic said that she feels better than ever after she began weight training in her sixties, in the midst of the heartbreak. </p> <p>“Once I accepted I was on my own at age 60, I picked myself up and rebuilt my life from the inside out,” she said in one video. </p> <p>The mother-of-four began her fitness journey in 2019. </p> <p>“In August 2019, I borrowed 5k to move into my one bedroom apartment. I had nothing more than my clothes, my Great Dane, and a few personal belongings,” she wrote on Instagram. </p> <p>“I had my bed, a borrowed chair and desk and ate at my desk for well over a year.</p> <p>“It was the hardest time of my life. I honestly wasn’t sure how or if I would survive.”</p> <p>After her nasty fall, she began her transformation journey and started "listening to great motivational speakers on mindset and I read inspiring books on transformation, and I journaled." </p> <p>“Day by day, my mindset became stronger. The will to turn my setback into my comeback became a powerful force within me.</p> <p>“In September 2020 at age 61 I started lifting weights in my apartment gym, where I still workout today.”</p> <p>And the rest is history. </p> <p>Brown has amassed over 192k followers on Instagram and TikTok, sharing an array of positive messages and clips of her working doing workouts that others her age may consider almost impossible, including heavy barbell squats and pull ups. </p> <p>“Lifting weights renewed my strength, my spirit, and my confidence,” she said in one video. </p> <p>Her followers have praised her for being an inspiration. </p> <p>“You go girl!!! The 60s are a great place to be,” one said.</p> <p>“You make me excited to age!! You’re radiant and so inspiring, keep shining babe,” shared another.</p> <p>“Weight training made me feel like a badass, it’s amazing for mood boosting too," a third added. </p> <p>Since embarking on her new lifestyle, Brown has become an "empowerment coach", where she helps others “be healthy, fit and beautiful at any age”.</p> <p><em>Images: Instagram </em></p> <p> </p>

71-year-old makes beauty pageant history

<p>A 71-year-old woman has made history by becoming the oldest person to ever compete at a prestigious beauty pageant. </p> <p>Marissa Teijo never wanted to give up on her dream of competing in the Miss Texas USA pageant as she got older, and in the 2024 competition, she made her dreams a reality. </p> <p>Teijo says the experience was "incredible", even though she wasn't crowned the winner. </p> <p>The 71-year-old documented her pageant journey on Instagram to inspire others to never give up on their own dreams.</p> <p>Explaining her decision to sign up to the pageant on social media, she says, "I am delighted to be a part of this incredible new experience as a contestant in the Miss Texas USA pageant."</p> <p>"In doing so, I hope to inspire women to strive to be their best physical and mental self and believe there is beauty at any age."</p> <p>Teijo spoke of her initial "misgivings" before entering the pageant, saying, "I began to realise I could do it and inspire older ladies and young ones too that there is beauty at any age if you lead a healthy and active lifestyle. So, that became my goal instead of just striving to win."</p> <p>"Overall, I believe my goal in entering the pageant was achieved, and I can truly say it was an amazing fairytale experience, one that I never ever dreamed I would be experiencing."</p> <p>"I would like to also add that fitness, especially weightlifting, and being strong are the ultimate goals.
