Full House star's devastating cancer diagnosis

<p>Dave Coulier has revealed his devastating cancer diagnosis </p> <p>The <em>Full House</em> star told the <em>US Toda</em>y show about his "roller coaster" health struggle on Wednesday. </p> <p>After finding out that he was diagnosed with stage 3 non-Hodgkin lymphoma, he said it felt like "I got punched in the stomach because it never happens to you," according to <em>Page Six</em>. </p> <p>Coulier, whose first symptom was a lump in his groin, noted that he was “on pins and needles for a few days” while waiting to hear whether the disease had spread “to any major organs or [his] blood or bones or anything.”</p> <p>While waiting for his results, the 65-year-old actor told his wife, Melissa Coulier that he accepted his fate. </p> <p> “I’m OK with whatever the news [is] going to be no matter how devastating. … I’ve had an incredible life. I’ve had the most amazing people in my life. This has been an extraordinary journey, and I’m OK if this is the end of the journey”.</p> <p>Fortunately the cancer has not moved outside of his lymphatic system, and since then the actor has started chemotherapy, which he said was  “intense” and “scared the daylights” out of him.</p> <p>“There [are] days where I feel unbelievable,” he said. “Then there’s other days where … I’m just going to lay down and let this be what it’s going to be”.</p> <p>Coulier is expected to finish treatment in February 2025 after undergoing six rounds of chemo every three weeks. </p> <p>While the diagnosis was initially shocking, the actor has assured his fans that the curability rate is promising. </p> <p><em>Image: Ralph Dominguez/MediaPunch/ Shutterstock Editorial</em></p> <p> </p>

Hollywood icon reveals plans for retirement

<p>Denzel Washington has revealed that he is going to retire after his next batch of films. </p> <p>The Hollywood icon appeared via videolink on Tuesday’s episode of the <em>Today Show</em>, alongside his co-stars to promote his new film <em>Gladiator II</em>.</p> <p>“I don’t know how many more films I’m going to make. Probably not that many,” the actor, who turns 70 next month, told <em>Today</em> host Richard Wilkins. </p> <p>“I want to do things I haven’t done. I’ve played Othello at 22, I’m about to play Othello at 70,” he said.</p> <p>Denzel will play the role in the Shakespeare play on Broadway alongside Jake Gyllenhaal from February next year.</p> <p>“After that I’m playing Hannibal. After that I’ve been talking with Steve McQueen about a film. After that Ryan Coogler’s writing a part for me in the next <em>Black Panther.</em>”</p> <p>He added, “After that I’m going to do the film Othello. After that I’m going to do King Lear. What are house dust mites and how do I know if I’m allergic to them?

<p><em><a href="https://theconversation.com/profiles/deryn-lee-thompson-1449312">Deryn Lee Thompson</a>, <a href="https://theconversation.com/institutions/university-of-south-australia-1180">University of South Australia</a></em></p> <p>People often believe they are allergic to <a href="https://ahd.csiro.au/everything-in-our-homes-gathers-dust-but-what-exactly-is-it-where-does-it-come-from-and-why-does-it-keep-coming-back-is-it-from-outside-is-it-fibres-from-our-clothes-and-cells-from-our-skin/">house dust</a>. But of the <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">20% of Australians</a> suffereing with allergies, a number are are actually allergic to microscopic <a href="https://www.healthdirect.gov.au/dust-mites">house dust mites</a>.</p> <p>House dust mites belong to the same family as spiders and ticks. They measure just 0.2-0.3 mm, with 50 fitting on a single pinhead. They <a href="https://www.intechopen.com/chapters/71977">live</a> for 65–100 days, and females lay 60–100 eggs in their life.</p> <p>House dust mites love temperate climates and humidity. They feed off the skin cells we and animals shed, as well as mould, which they digest using special enzymes. These enzymes are excreted in their poo about <a href="https://www.intechopen.com/chapters/71977">20 times a day</a>. They also shed fragments of their exoskeletons.</p> <p>All these fragments trigger allergies in people with this type of allergic rhinitis (which is also known as hay fever)</p> <h2>What are the symptoms?</h2> <p>When people with house dust mite allergy inhale the allergens, they penetrate the mucous membranes of the airways and eyes. Their body recognises the allergens as a threat, releasing chemicals including one called histamine.</p> <p>This causes symptoms including a runny nose, an itchy nose, eyes and throat, sneezing, coughing and a feeling of mucus at the back of your throat (known as a post-nasal drip).</p> <p>People with this type of allergy usually mouth breath, snore, rub their nose constantly (creating a nasal crease called the “dust mite salute”) and have dark shadows under their eyes.</p> <p>House dust mite allergy <a href="https://www.ncbi.nlm.nih.gov/pmc/articles/PMC7328274/">can also cause</a> poor sleep, constant tiredness, reduced concentration at work or school and lower quality of life.</p> <p>For people with eczema, their damaged skin barrier can allow house dust mite proteins in. This prompts immune cells in the skin to <a href="https://academic.oup.com/bjd/article/190/1/e5/7485663">release chemicals</a> which make already flared skin become redder, sorer and itchier, especially in children.</p> <p>Symptoms of house dust mite allergy occur year round, and are often worse after going to bed and when waking in the morning. But people with house dust mite allergy <em>and</em> pollen allergies find their year-round symptoms worsen in spring.</p> <h2>How is it diagnosed?</h2> <p>House dust mite allergy symptoms often build up over months, or even years before people seek help. But an accurate diagnosis means you can not only access the right treatment – it’s also vital for minimising exposure.</p> <p>Doctor and nurse practitioners can order a <a href="https://www.allergy.org.au/patients/allergy-treatments/allergen-minimisation">blood test</a> to check for house dust mite allergy.</p> <p>Alternatively, health care providers with <a href="https://www.allergy.org.au/hp/a-career-in-clinical-immunology-and-allergy">specialised allergy training</a> can perform skin prick tests. This involves placing drops of the allergens on the arm, along with a positive and negative “control”. After 15 minutes, those who test positive will have developed a mosquito bite-like mark.</p> <h2>How is it treated?</h2> <p>Medication options include one or a combination of:</p> <ul> <li>daily non-sedating antihistamines</li> <li>a steroid nasal spray</li> <li>allergy eye drops.</li> </ul> <p>Your health care professional will work with you to develop a <a href="https://www.allergy.org.au/images/stories/pospapers/ar/ASCIA_HP_Allergic_Rhinitis_2022.pdf">rhinitis (hay fever) medical management plan</a> to reduce your symptoms. If you’re using a nasal spray, your health provider will <a href="https://www.youtube.com/watch?v=_ytYj1TLojM">show you how to use it</a>, as people often use it incorrectly.</p> <p>If you also have <a href="https://www.nationalasthma.org.au/understanding-asthma/how-is-asthma-managed">asthma</a> or eczema which is worsened by dust mites, your health provider will adapt your <a href="https://www.nationalasthma.org.au/health-professionals/asthma-action-plans">asthma action plan</a> or <a href="https://medcast.com.au/qhub/eczema/resources">eczema care plan</a> accordingly.</p> <p>If you experience severe symptoms, a longer-term option is <a href="https://www.allergy.org.au/images/pc/ASCIA_PC_Allergen_Immunotherapy_FAQ_2024.pdf">immunotherapy</a>. This aims to gradually turn off your immune system’s ability to recognise house dust mites as a harmful allergen.</p> <p>Immunotherapy involves taking either a daily sublingual tablet, under the tongue, or a series of injections. Injections require monthly attendances over three years, after the initial weekly build-up phase.</p> <p>These are <a href="https://theconversation.com/im-considering-allergen-immunotherapy-for-my-hay-fever-what-do-i-need-to-know-190408">effective</a>, but are costly (as well as time-consuming). So it’s important to weigh up the potential benefits and downsides with your health-care provider.</p> <h2>How can you minimise house dust mites?</h2> <p>There are also important allergy minimisation measures you can take to reduce allergens in your home.</p> <p>Each week, <a href="https://www.allergy.org.au/component/finder/search?q=minimisation&amp;Itemid=100001">wash</a> your bedding and pyjamas in hot water (over 60°C). This <a href="https://www.nationalasthma.org.au/living-with-asthma/resources/patients-carers/factsheets/dust-mites-trigger-my-asthma">removes</a> house dust mite eggs and debris.</p> <p>Opt for doonas, covers or quilts that can be washed in hot water above 60°C. Alternatively, low-cost waterproof or leak proof covers can keep house dust mites out.</p> <p>If you can, favour blinds and wood floors over curtains and carpet. Dust blinds and surfaces with a damp cloth each week and vacuum while wearing a mask, or have someone else do it, as house dust mites can become airborne during cleaning.</p> <p>But beware of costly products with big marketing budgets and little evidence to support their use. A new mattress, for example, will always be house dust mite-free. But once slept on, the house dust mite life cycle can start.</p> <p>Mattress protectors and toppers commonly claim to be “hypoallergenic”, “anti-allergy” or “allergy free”. 5 items you’re cleaning too much

<p>Cleaning the house is no easy feat. To make life a little easier for you, here are five items you are probably cleaning more than you need to. </p> <p><strong>1. Clothes worn once</strong></p> <p>For particular items of clothing such as gym gear, shirts and tights it is fine to wash clothes after every wear. However, most other items can be worn up to three times advises Carolyn Forte, the director of the Cleaning Lab at the Good Housekeeping Institute. </p> <p>"Over-washing and over-drying fabrics can cause fading and wear,” she said. Studies have also shown that it is ideal to wash bath towels after three uses.</p> <p><strong>2. Dinner plates</strong></p> <p>Instead of spending time rinsing your plates before putting them in the dishwasher, just make sure all the food is scrapped off. "Pre-washing dishes is a waste of time and energy,” said Carolyn. "If you aren't running it right away, let the dishwasher rinse them with a 'rinse only' cycle."</p> <p><strong>3. Light Fixtures</strong></p> <p>It can be tempting to dust your light fixtures every week but Carolyn advises saving your strength from a different household task. She advises that you can get away with cleaning light fixtures once a month.</p> <p><strong>4. Jackets</strong></p> <p>In the cooler months jackets are worn every day. However, this necessity only needs to be washed every three months. Jackets don’t usually come into contact with skin cells or natural oils, which allows them to go longer between washes than other clothes.</p> <p><strong>5. 10 rules every good house guest follows

<p>You've been invited to stay in somebody else's house. You're instantly told "make yourself at home!" But you can't really, can you? Here's the unsaid rules of being a houseguest you just can't break. </p> <p><strong>1. Not arriving on time</strong></p> <p>Always provide your itinerary to your host before you arrive. If your flight or train is delayed, give them real-time updates. Google Map your journey in advance so you know exactly how to get to their house. It's awfully inconvenient as a host to be waiting to give a guest keys, but have them arrive two hours late because of an excuse like "I got lost".</p> <p><strong>2. Turning up empty handed</strong></p> <p>You don't need to bring much, but when staying at someone's house you need to arrive with a token of appreciation. A bottle of wine, some chocolates, or a kitsch little jar of jam you made. Turning up empty handed is expected by the host, but all good houseguests know a small gift is the right way to kick things off.</p> <p><strong>3. Keeping your shoes on</strong></p> <p>Perhaps you live in a shoes-on house when you're at home, but unless told so, you should never keep them on when staying at another's. Especially if you only see your host walking around bare foot, or in socks/slippers. Houseguests bring in extra dirt, fluff, and marks – the most conscious you can be of that, the better.</p> <p><strong>4. Turning down food</strong></p> <p>When you're staying in somebody else's home, you must eat what you are served. Hosts go to a lot of effort to make you feel welcome and cooking for you is a big part of that. If you have any dietary requirements, say so before you arrive and offer to bring a bag of shopping. Your host will probably refuse, but you've laid the groundwork for happy mealtimes for the duration of your stay.</p> <p><strong>5. Not cleaning up</strong></p> <p>Picture this: you're staying with a friend, and they're at work all day while you mooch around their house. The dishwasher is full but you don't know where anything goes in the cupboards. You pile your dirties in the sink, and your friend comes home to find them. Cue instant aggression that will forever remain unspoken. Avoid being a bad guest by cleaning up when you're a houseguest – even if you put things back in the wrong place.</p> <p><strong>6. Not asking to use laundry facilities</strong></p> <p>One of the most difficult things about travelling is getting your laundry done. When a washing machine and dryer become available, it's natural to want to jump on them. But you must ask your host first. They will always say yes – everybody understands what it's like to have to wear inside-out underwear when you've had no laundry facilities for a week – but it's just polite to ask.</p> <p><strong>7. Asking your host to quiet down</strong></p> <p>When staying in somebody else's house, there's a high chance of noises you're not used to. That could mean your host watching TV at midnight when you've got to be up early, or them talking loudly on the phone at 6AM while you're asleep. But you can't say anything about it. If you are noise-sensitive, always bring quality earplugs.</p> <p><strong>8. Bringing lovers home</strong></p> <p>We get it, maybe you're in an exciting new city and the options for a little sexy time are pinging at your phone every few minutes. But you cannot, under any circumstances, invite a new lover over to somebody's house when you're staying there. Even if you have their house to yourself, it's just a breach of respect. If you want to hook up, go to their place.</p> <p><strong>9. Leaving the bed unmade</strong></p> <p>Hosts generally accept there'll be some clean-up after you're gone. But don't leave the guest bed unmade, or your dirty sheets on it. Strip them off on your final morning, and either fold them nicely, or put them in the washing machine (this is one situation where you don't need their permission to use their laundry). Remake the bed with or without clean sheets if possible.</p> <p><strong>10. Not saying thank you</strong></p> <p>It doesn't have to be a formal written letter (though that would be nice, wouldn't it). But you must thank your hosts after you leave with a note, an e-mail, or even a text. It's something so easy to forget to do once you're gone, but ensures the host feels their hospitality has been appreciated. Iconic Days of Our Lives star dies aged 70

<p>Drake Hogestyn has passed away aged 70. </p> <p>The<em> Days of Our Lives </em>actor, known for his long-running role as John Black passed away on Saturday after a battle with pancreatic cancer, according to a statement shared by his family on Instagram.</p> <p>“It’s with heavy hearts that we announce the passing of Drake Hogestyn,” the statement began.</p> <p>“He was thrown the curve ball of his life when he was diagnosed with pancreatic cancer, but he faced the challenge with incredible strength and determination.”</p> <p>“After putting up an unbelievable fight, he passed peacefully surrounded by loved ones. He was the most amazing husband, father, papa and actor. He loved performing for the ‘Days’ audience and sharing the stage with the greatest cast, crew, and production team in the business. We love him and we will miss him all the Days of our Lives.”</p> <p>Hogestyn first appeared on the iconic US soap opera in 1986, and played John Black for 38 years. </p> <p>In a statement to<em> Soap Opera Digest, Days Of Our Lives</em> executive producer Ken Corday remembered the actor, who appeared in more than 4,200 episodes of the show. </p> <p>“This is a very difficult one for all of us,” he said. </p> <p>“Hogey was the ultimate team player and there are not sufficient words to express how deeply he will be missed. His impact on our show, personally and professionally, was profound and will forever remain unmatched.”</p> <p>His co-stars and colleagues have also paid their respects on social media. </p> <p>“I’m so saddened by this news,” tweeted Kassie DePaiva, who played Eve on the soap. </p> <p>“One of the kindest people I have ever worked with. What an amazing life he lived. He will be missed. He made the world a better place.”</p> <p>Fellow veteran soap star Nancy Lee Grahn, who plays Alexis on <em>General Hospital</em> tweeted: “My deepest condolences to Drake Hogestyn’s family, friends and fans. Is it worth selling my house if I’m going into aged care?

<p><em><a href="https://theconversation.com/profiles/colin-zhang-1234147">Colin Zhang</a>, <a href="https://theconversation.com/institutions/macquarie-university-1174">Macquarie University</a></em></p> <p>For senior Australians who cannot live independently at home, residential aged care can provide accommodation, personal care and general health care.</p> <p>People usually think this is expensive. And many assume they need to sell their home to pay for a lump-sum deposit.</p> <p>But that’s not necessarily the case. Here’s what you need to consider.</p> <h2>You may get some financial support</h2> <p>Fees for residential aged care are complex and can be confusing. Some are for your daily care, some are means-tested, some are for your accommodation and some pay for extras, such as cable TV.</p> <p>But it’s easier to think of these fees as falling into two categories:</p> <ul> <li> <p>an “entry deposit”, which is usually more than <a href="https://www.health.gov.au/sites/default/files/documents/2020/06/eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-july-2020-eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-may-2020.pdf">$A300,000</a>, and is refunded when you leave aged care</p> </li> <li> <p>daily “<a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">ongoing fees</a>”, which are $52.71-$300 a day, or more. These cover the basic daily fee, which everyone pays, and the means-tested care fee.</p> </li> </ul> <p>To find out how much government support you’ll receive for both these categories, you will have a “<a href="https://www.myagedcare.gov.au/income-and-means-assessments/#aged-care-home">means test</a>” to assess your income and assets. This means test is similar (but different) to the means test for the aged pension.</p> <p>Generally speaking, the lower your aged-care means test amount, the more government support you’ll receive for aged care.</p> <p>With full support, you don’t need to pay an “entry deposit”. But you still need to pay the basic daily fee (currently, <a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">$52.71</a> a day), equivalent to 85% of your aged pension. If you get partial support, you pay less for your “entry deposit” and ongoing fees.</p> <h2>You don’t need a lump sum</h2> <p>You don’t have to pay for your “entry deposit” as a lump sum. You can choose to pay a rental-style daily cost instead.</p> <p>This is calculated as follows: you multiply the amount of the required “entry deposit” by the maximum permissible interest rate. This rate is set by government and is currently at <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">4.01%</a> per year for new residents. Then you divide that sum by 365 to give a daily rate. This option is like borrowing money to pay for your “entry deposit” via an interest-only loan.</p> <p>You can also pay for your “entry deposit” with a combination of a lump sum and a daily rental cost.</p> <p>As it’s not compulsory to pay a lump sum for your “entry deposit”, you have different options for dealing with your family home.</p> <h2>Option 1: keep your house and rent it out</h2> <p>This allows you to use the rental-style daily cost to finance your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>you could have more income from rent. This can help pay for the rental-style daily cost and “ongoing fees” of aged care</p> </li> <li> <p>you might have a special sentimental attachment to your family house. So keeping it might be a less confronting option</p> </li> <li> <p>keeping an expensive family house will not heavily impact your residential aged care cost. That’s because any value of your family house above <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">$173,075.20</a> will be excluded from your <a href="https://www.servicesaustralia.gov.au/organisations/health-professionals/services/aged-care-entry-requirements-providers/residential-care/residential-aged-care-means-assessment">means test</a></p> </li> <li> <p>you can still access the capital gains of your house, as house prices rise.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>your rental income needs to be included in the means test for your aged pension. So you might get less aged pension</p> </li> <li> <p>you might need to pay income tax on the rental income</p> </li> <li> <p>compared to the lump sum payment, choosing the rental-style daily cost means you will end up <a href="https://www.smh.com.au/money/super-and-retirement/seek-help-when-weighing-up-how-to-pay-for-your-aged-care-20191202-p53g16.html">paying more</a></p> </li> <li> <p>you are subject to a changing rental market.</p> </li> </ul> <h2>Option 2: keep your house and rent it out, with a twist</h2> <p>If you have some savings, you can use a combination of a lump sum and daily rental cost to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>like option 1, you can keep your house and have a steady income</p> </li> <li> <p>the amount of lump sum deposit will not be counted as an asset in the pension means test.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>like option 1, you could have less pension income, higher age-care costs and need to pay more income tax</p> </li> <li> <p>you have less liquid assets (assets you could quickly sell or access), which could be handy in an emergency.</p> </li> </ul> <h2>Option 3: sell your house</h2> <p>If you sell your house, you can use all or part of the proceeds to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>if you have any money left over after selling your house and paying for your “entry deposit”, you can invest the rest</p> </li> <li> <p>as your “entry deposit” is exempt from your aged pension means test, it means more pension income.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li>if you have money left over after selling your house, this will be included in the aged-care means test. So you can end up with less financial support for aged care.</li> </ul> <h2>In a nutshell</h2> <p>Keeping your house and renting it out (option 1 or 2) can give you a better income stream, which you can use to cover other living costs. And if you’re not concerned about having access to liquid assets in an emergency, option 2 can be better for you than option 1.</p> <p>But selling your house (option 3) avoids you being exposed to a changing rental market, particularly if the economy is going into recession. "This is horrific": Queen icon calls out convincing scam

<p>Brian May has spoken out after becoming the target of a dangerous scam, urging people to be careful online. </p> <p>The guitarist of iconic rock band Queen was made aware of the scam by a fan, who sent him the TikTok of what seems to be May himself offering concert tickets at a discount. </p> <p>The video, which is actually AI-generated and has nothing to do with May or with Queen, shows the rockstar offering music fans the chance to see a concert from backstage. </p> <p>“I hope you’re all well out there,” says the fake Brian May in the video. “Some good news. Backstage tickets for my next show in your cities are now going for only $800, which were previously $2000. I’m only selecting 10 people in the comments, so if you’re ready to make payment, comment, ‘ready’.”</p> <p>May responded to the post publicly, sharing his horror and anger with fans over the “creepy” video, saying, “My God. This is horrific.”</p> <p>“I suppose this is now so easy to do – and there are always people who will sink to any depths to try to make a quick buck. Disgusting.”</p> <p>He continued, “Thanks for the alert dear (TikTok username) stereojazz. I’ve alerted our team and hopefully we can squash this.”</p> <p>Fans were quick to comment that they had almost been fooled by the convincing video. </p> <p>“That they abuse your beautiful personality for this scam hurts even more and is really scary. How fear of missing out can lead to you paying more when buying a home

<p><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a></em></p> <p>The property market is a competitive space where finding a nice home, in the area you want, at a price you can afford is a hard ask.</p> <p>With buyers outnumbering available properties, the pressure is even greater causing some would-be buyers to develop <a href="https://health.clevelandclinic.org/understanding-fomo">a fear of missing out</a> (FOMO) and to make irrational decisions.</p> <p>FOMO might make you worry others are finding nicer homes and getting better deals, or that prices will rise to the point where you are priced out of the market altogether. This could cause you to pay too much or to buy a property in an area unsuitable for your needs.</p> <p>Then there is <a href="https://www.psychologytoday.com/au/blog/counseling-keys/202103/overcoming-fear-of-making-mistakes">fear of making a mistake</a> (FOMM), which can also cause problems if you’re a home hunter. You might be reluctant to bid or to negotiate because you are afraid of choosing the wrong property or paying more than it’s worth.</p> <h2>Problems caused by FOMO and FOMM</h2> <p>The principles of contagion theory, crowd psychology and the scarcity principle we identified in <a href="https://onlinelibrary.wiley.com/doi/epdf/10.1111/ijcs.12649?casa_token=271MN72XdP8AAAAA%3AfhYF_2yUJtM7KGv5jvFdXn5UsXQLkMcIM_F6hffYa30QaSdRivjf2mhFX-cr5C7ttCuLl1-e2OFYXBA">our research</a> on panic-buying during the pandemic, can be applied to any purchasing decisions. In this instance we applied them to buying properties in a competitive housing market.</p> <p><a href="https://www.communicationtheory.org/contagion-theory/">Contagion theory</a> applies when people act irrationally under the influence of a crowd. <a href="https://www.bestvalueschools.com/faq/what-is-crowd-psychology/">Crowd psychology</a> is similar but relates to how a crowd behaves in certain circumstances, while <a href="https://www.indeed.com/career-advice/career-development/scarcity-principle">scarcity principle</a> is the idea if there are fewer items available, their value increases.</p> <p>Each of these can increase the likelihood of several behaviours when purchasing a property. These include:</p> <ul> <li><strong>Underbidding and overbidding</strong></li> </ul> <p>Fearing other buyers might get the house, house hunters might get caught up in a bidding war and end up paying more than planned.</p> <p>Conversely, buyers with FOMM might fear spending too much so bid too low to start with and risk losing the house.</p> <ul> <li><strong>Following the crowd and peer pressure influence</strong></li> </ul> <p>Buyers might feel <a href="https://link.springer.com/article/10.1007/s11403-021-00324-7">pressured to buy</a> in a certain area because it’s popular, even if it is not best fit for them. This can lead to paying more for a house just because others are doing the same.</p> <ul> <li><strong>Delaying decisions</strong></li> </ul> <p>FOMM can lead to <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/ijcs.12990?casa_token=ZhJnLBOwVxUAAAAA%3AW5haHZKSA1rFQsRNdvw0liOoyvdxl0OrFR2phkhGfYC6TnWRv9EsnV-N8w52CmcnAVb8X2yU1obpIjKx">taking too long to decide</a>. This delay can mean missing out on good deals or being forced to rush into a decision and end up overpaying.</p> <ul> <li><strong>Avoiding negotiation</strong></li> </ul> <p>Some buyers might avoid negotiating the price or special conditions such as building and pest inspections and finance approval because they fear the seller will reject their offer. This can result in paying more than they need to if there are problems later.</p> <ul> <li><strong>Excessive inspections and appraisals</strong></li> </ul> <p>While inspections and appraisals are important, too many can suggest indecisiveness driven by fear, resulting in wasted money on unnecessary assessments, and more importantly, wasted time and delayed decisions.</p> <h2>Removing fear from the buying process</h2> <p>Start with thorough research and preparation by learning about different neighbourhoods and house prices. The history of properties and suburbs can be found for free on property websites and is a good place to start.</p> <p>Seek professional guidance from real estate agents or financial advisers to help you through the process.</p> <p>Get insights on market trends from an agent from a selling company or bank to help find homes that meet your criteria. Keep in mind these agents will get some form of incentive from your purchase.</p> <p>All the big banks or loan officers can provide free property reports on specific properties or suburbs.</p> <p>Don’t forget to check council mapping and water authority documents to check for potential future road projects and other developments and for an area’s flood rating.</p> <p>Perform due diligence by thoroughly inspecting properties and reviewing contracts to ensure they meet your needs and are a good investment.</p> <p>For example, it is a good idea to hire a home inspector to check for any hidden issues before making an offer.</p> <p>Another common mistake made by most buyers is not asking their <a href="https://www.qld.gov.au/law/housing-and-neighbours/buying-and-selling-a-property/buying-a-home/before-you-start-looking/appointing-a-solicitor">solicitor</a> to check and give suggestions before signing a contract or offer.</p> <p>A solicitor can check the sale contract before you sign, review the disclosure documents, give advice on your mortgage contract, carry out title searches and explain the results and explain how the purchase may affect your liability for land tax.</p> <p>Do some contingency planning by preparing for unexpected price increases and for the presence of other strong bidders to reduce anxiety about making the wrong decision. Setting aside extra funds could help deal with higher than expected prices or unexpected repairs that need doing.</p> <p>In the end, plan well and make decisions without letting emotions take over. Buckingham Palace finally reveals what's behind the iconic balcony

<p>One of the royal family’s most photographed moments is when they walk onto the famed balcony at Buckingham Palace, and now you can see what goes on behind the curtains. </p> <p>Buckingham Palace is opening its East Wing to the public for the first time, after a five year renovation. </p> <p>Caroline de Guitaut, Surveyor of The King’s Works of Art, told <em>7NEWS</em>: “Everybody knows the facade of Buckingham Palace, with the members of the family on the balcony appearing over the centuries, but I think a lot of people probably think, ‘Gosh what’s behind, what’s through the curtains’.”</p> <p>The East Wing features a corridor that leads to the iconic balcony and is adorned with thousands of artworks and artefacts. </p> <p>During the renovation, more than 3000 pieces of art were taken out, restored, and returned, including the lavish wallpaper, which took about three months to remove and put back on. </p> <p>“It was painstakingly taken off the walls. It took about three months, then cleaned and they put it back up,” Nicola Turner Inman, Curator of Decorative Art at the Royal Collection Trust, told <em>7NEWS</em>.</p> <p>The East Wing will open from next week, and royal fans will finally get to see the main corridor that stretches out across the entire length of the residence. </p> <p>“I’m hoping they are surprised and amazed by the variety of pieces that they see from the royal collection here,” de Guitaut told the outlet. </p> <p>The King's latest portrait will also be a part of the tour. </p> <p>“I think the King is very pleased to see the rooms back looking as resplendent as they do,” de Guitaut said.</p> <p>Tickets for the East Wing are reportedly sold out for this summer, but more tickets will be made available next year, so no royal fan will miss out.</p> <p><em>Images: 7NEWS</em></p> <p> </p>

<p>David and Victoria Beckham have slipped back into the infamous purple wedding outfits to mark their 25th anniversary. </p> <p>The pair have shared a bunch of photos on social media from the lead up to their wedding in July 1999, giving fans a more detailed insight into the big day. </p> <p>"Looking back on the days leading up to our wedding 25 years ago brings back so many amazing memories… I love you so much," Victoria captioned one of the posts, before tagging David. </p> <p>The photos included a picture of the pair testing their iconic thrones for size when they were first delivered, Victoria's final fitting for her wedding dress and David fully concentrating while writing his vows among a few other special moments. </p> <p>In another post, the couple released a series of shots of them sitting on the reupholstered thrones, wearing their iconic Antonio Berardi wedding reception outfits. </p> <p>"Yep, still got it! 🤣 Can’t believe it’s been 25 years and they still fit!" Victoria captioned the photo before tagging all of their kids on social media. </p> <p>It wasn't an easy process getting into clothes from 25 years ago, and the pair even documented the former Manchester United player struggling to get into the suit, as their 12-year-old daughter Harper was heard giggling in the background.</p> <p>In the Instagram story David can be heard saying "I'm in!" before hearing a pop as he put on the waistcoat making everyone burst into laughter.</p> <p>Fans were thrilled to see the post and loved the Beckhams' sense of humour. </p> <p>"This is the only monarchy I recognise. 👑 Happy anniversary, kids," wrote one fan. </p> <p>"Why does this still look as iconic as the first time!!!" added another. </p> <p>"Going to tell my kids these are the Queen and King of England," joked a third. </p> <p><em>Images: Instagram</em></p>

Queen Mary’s wedding dressmaker reveals process behind iconic gown

<p dir="ltr">The Danish designer and dressmaker who designed Queen Mary’s wedding gown has recalled the “rather terrifying” process of making the iconic dress.</p> <p dir="ltr">Birgit Hallstein created the custom gown for the Aussie-born royal for her to marry Prince Frederik in 2004, as the designer recalled having to adhere to an unusual royal tradition when creating the dress. </p> <p dir="ltr">Hallstein said that she put the finishing touches on the dress on the wedding day: a decision that was mentioned to her by Mary's new mother-in-law, Queen Margrethe.</p> <p dir="ltr">Hallstein admits the old tradition, which involves doing the final loops and stitches the morning of the wedding, also helped her process in the long run. </p> <p dir="ltr">"[It] was a thing I did because it's a tradition in some families, but honestly I don't remember if Queen Margrethe would have mentioned such a thing," Hallstein told <em><a href="https://style.nine.com.au/latest/queen-mary-of-denmark-20th-wedding-anniversary-wedding-dressmaker-birgit-hallstein-interview/9f0c57eb-2d7b-44fd-ae0b-487d1b3592a5">9Honey</a></em>.</p> <p dir="ltr">"Maybe, because she knows a lot of those things... I am sure we talked about it, but anyway it was practical to gather the dress on the day because it's big."</p> <p dir="ltr">The process for Hallstein began in November 2003, as she admitted it was the most important garment she had ever worked on.</p> <p dir="ltr">"It was rather terrifying," she admitted with a laugh.</p> <p dir="ltr">"It's a bit like an exam, just a really big one, because if you fail everyone will see."</p> <p dir="ltr">Hallstein worked in a dedicated space at Amalienborg Palace to deliver the gown as well as the outfits worn by the bridesmaids, page boys and flower girls.</p> <p dir="ltr">"The sewing took hundreds of hours, starting in January 2004 and ending right before the wedding," she recalled.</p> <p dir="ltr">There was also the added pressure of adhering to royal traditions and protocols around the use of the antique veil and the lace attachment to the petticoat, which was from Queen Margrethe's private collection.</p> <p dir="ltr">"There are rules to follow, [you're] not allowed to cut in it and only skilled repairs [are allowed]," Hallstein said.</p> <p dir="ltr">"I had to hide around two or three metres of the antique lace in between layers of organza inside the dress to make sure it was not damaged by high heels, chairs, cars and carriages during the day."</p> <p dir="ltr">In a social media post to mark 20 years since the world got their first look at the classic gown, the dressmaker explained to fans that "the wedding gown consists of three parts".</p> <p dir="ltr">“There's a big tulle petticoat, edged with almost 60 yards of Chantilly lace, on this a big light blue silk bow were placed, to make sure the first born would be a son," she said.</p> <p dir="ltr"><em>Image credits: Hounsfield-Klein-Zabulon/ABACA/Shutterstock Editorial</em></p>

Airbnb launches real-life "Up" house - and it actually floats!

<p>Airbnb is taking its latest listing to the sky - literally. </p> <p>The accommodation provider has announced a partnership that will see the iconic house from Pixar's hit film <em>Up</em> being lifted into the air, balloons and all. </p> <p>In their ongoing quest to redefine hospitality, Airbnb has launched a permanent category called “Icons,” which features partnerships with brands and celebrities that promise unforgettable experiences.</p> <p>Suspended over the New Mexico desert with the aid of a crane, the property looks like an exact replica of the home and contains adorable easter eggs from the film - including the Adventure Book. </p> <p>“Icons take you inside worlds that only existed in your imagination — until now,”  Airbnb CEO and co-founder Brian Chesky said in a statement.</p> <p>“As life becomes increasingly digital, we’re focused on bringing more magic into the real world … we’ve created the most extraordinary experiences on Earth." </p> <p>The house offers a stunning view of the desert, which you can enjoy while sitting on replica's of Ellie and Carl's chairs or have breakfast with a view in the kitchen. </p> <p>Alternatively, you could look at the stars while sitting on the front porch - but don't look down because the adventure is out there. </p> <p>Of course there are questions about the logistics of the stay, including plumbing and electricity, but the accommodation giant has assured that the house is “fully functional,” connected to generators and utilities that will be seamlessly managed before and after its flight.</p> <p>Other fantastical listings include a replica of the mansion from the “X-Men ’97” cartoon, a stay at the Ferrari Museum in Italy, and Prince's house that was featured in the legendary film <em>Purple Rain</em>. </p> <p>Check out the <a href="https://www.airbnb.com.au/rooms/1126185893236246260?_set_bev_on_new_domain=1715826165_M2NkZDdkODdhMjcy&amp;source_impression_id=p3_1715826166_A20M4770EGAtl8AV&amp;modal=PHOTO_TOUR_SCROLLABLE" target="_blank" rel="noopener"><em>Up</em></a> listing here, be warned the sweet listing may make you shed a tear or two. </p> <p><em>Images: Airbnb</em></p>

Two men charged over felling of iconic Sycamore Gap tree

<p>Two men have been charged with cutting down the iconic Sycamore Gap tree in northern England. </p> <p>Daniel Graham, 38, and Adam Carruthers, 31, were charged with causing criminal damage to the tree and damaging Hadrian’s Wall, which was built by Emperor Hadrian in AD 122 to guard the north-west frontier of the Roman Empire.</p> <p>The Crown Prosecution Service (CPS) added that they will appear in the Newcastle Magistrates Court on May 15.</p> <p>“There has been an ongoing investigation since the Sycamore Gap tree was cut down," <span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;">said </span><span style="font-family: -apple-system, BlinkMacSystemFont, 'Segoe UI', Roboto, Oxygen, Ubuntu, Cantarell, 'Open Sans', 'Helvetica Neue', sans-serif;">Detective Chief Inspector Rebecca Fenney, the Senior Investigation Officer on the case. </span></p> <p>“As a result of those inquiries, two men have now been charged.</p> <p>“We recognise the strength of feeling in the local community and further afield the felling has caused, however we would remind people to avoid speculation, including online, which could impact the ongoing case.”</p> <p>According to <em>The Sun</em>, the two men were arrested back in October and released on bail. </p> <p>The iconic tree became internationally famous when it was used for a scene in Kevin Costner's 1991 blockbuster film <em>Robin Hood: Prince of Thieves. </em></p> <p>The felling caused widespread <a href="https://www.oversixty.co.nz/finance/legal/you-can-t-forgive-that-teen-arrested-after-felling-of-iconic-200-year-old-tree" target="_blank" rel="noopener">outrage</a> at the time, as police tried to find the culprit behind the "deliberate" act of vandalism. </p> <p>Efforts are currently underway to see if the tree can be regrown from the sycamore's stump, with The National Trust hoping that a third of the seeds and cuttings it collected from the tree could be planted later on. </p> <p><em>Image: Getty</em></p> <p> </p>

Why this iconic view of Mt Fuji is set to be obstructed

<p>One small town in Japan is fed up with disrespectful tourists, and is set to take drastic measures to block an iconic view of My Fuji to deter travellers. </p> <p>Fujikawaguchiko, at the foot of the Yoshida Trail to Mount Fuji, has long been overrun with tourists who are hellbent on getting the perfect picture of the Japanese mountain. </p> <p>Tourists specifically flock to the Lawson convenience store to take their pictures, with the contrast between the busy neon-lit shop and the peaceful mountain behind it making for the perfect holiday snap. </p> <p>However, in recent years since Japan reopened its borders to international tourists after harsh Covid lockdowns, these tourists have had the run of the town, and locals have had enough. </p> <p>To combat the over tourism of the area and deter travellers, local officials of the town are set to erect a giant mesh barrier atop the store, blocking the picture perfect view.</p> <p>One town official said that there have been ongoing problems with tourists leaving trash and not following traffic rules, despite signs and security guards being posted to warn them.</p> <p>"It is regrettable that we had to take such measures," the official said.</p> <p>The net, which measures 2.5 meters high and 20 meters long, will be erected early next week.</p> <p>The crowds plaguing the small town, which is in Yamanashi prefecture, to the north of Fuji and about 100 kilometres west of Tokyo, is just one part of a larger over tourism issue in the whole of Japan. </p> <p>"Overtourism – and all the subsequent consequences like rubbish, rising CO2 emissions and reckless hikers – is the biggest problem facing Mount Fuji," Masatake Izumi, a Yamanashi prefectural government official, <a href="https://www.cnn.com/travel/mount-fuji-overtourism-intl-hnk/index.html">told CNN Travel</a> in 2023.</p> <p>Some locals had even nicknamed the 3,776-meter (12,388-foot) mountain, called Fuji-san in Japanese, "trash mountain."</p> <p><em>Image credits: Getty Images </em></p>

World's most expensive house up for sale

<p>A French chateau, once owned by a member of the Rothschild family and, later on, the King of Morocco, has gone up for sale with a £363 million (AU$699) price tag. </p> <p>Chateau d’Armainvilliers located at Seine-et-Marne, 48km east of the Eiffel Tower, is the world's most expensive home. </p> <p>Built upon the foundations of a 12th century castle, the sprawling mansion boasts 1,000 hectares of land, 100 rooms across 2,500 square metres of living space, a private lake, and plenty of sequoia trees - the largest trees in the world. </p> <p>Ignace Meuwissen, a self-acclaimed "real estate advisor to the global elite" described the property as a display of "opulence and grandeur".</p> <p>"It is the most expensive castle in France and perhaps in the world. The price of €425million is justified by the property itself but also by the 1,000 hectare land which offers numerous possibilities," he told Paris Match magazine. </p> <p>"An investor could build thousands of apartments there if he wanted."</p> <p>The chateau was first bought by the Rothschild banking empird in the late 19th century, before King Hassan II of Morocco bought it in the 1980s. </p> <p>He then made the chateau more fit for a king, adding a hammam spa, a beauty and hairdressing salon, and a fully-equipped medical and dental facility.</p> <p>The Moroccan King  also added a basement level, which has a network of tunnels, kitchens, cold rooms, storage spaces and staff quarters.</p> <p>The lucky owner will also find Moroccan mosaics and wall tiles decorating the home, and for any avid equestrians, the home also has a stable big enough for 50 horses. </p> <p>However, some luxury property agents have expressed their doubts on whether the property would sell with its nine-figure sum, with one saying it was an "unrealistic" price tag. </p> <p>"It doesn’t make sense, it’s absurd Properties of this type could sell for 20-25 million, or even 30 million if we really fall in love with them. I’m not even sure that Vaux-le-Vicomte (a Baroque French château), which has no marketing plans, would sell at this price," one agent told French real estate publication <em>Le Figaro Immobilier</em>.</p> <p>Others were unsure whether the changes made by the King in the 1980s would suit modern tastes. </p> <p><em>Images: Whisper Auctions</em></p>

Barcelona's iconic Sagrada Familia nears completion

<p>Since its inception 140 years ago, the Sagrada Familia in Barcelona has stood as an enduring symbol of architectural ingenuity and perseverance. As one of the most ambitious and iconic basilicas in the world, its completion has been eagerly anticipated by millions around the globe. Now, with the announcement that the final tower will be erected in 2026, the culmination of this remarkable saga is within sight.</p> <p>Designed by the visionary Catalan architect Antoni Gaudí in 1882, the Sagrada Familia was conceived as more than just a place of worship – it was intended to be a testament to faith, innovation and the beauty of nature. Gaudí's vision encompassed 18 towering spires, each representing a different biblical figure, weaving together intricate symbolism and breathtaking aesthetics.</p> <p>However, Gaudí's untimely death in 1926 left the project in a state of uncertainty, with only a fraction of his grand design realised. The onset of the Spanish Civil War further impeded progress, resulting in the destruction of many of Gaudí's original plans and models. "What a life lived!": Fashion icon dies age 102

<p>New York designer and style icon Iris Apfel has passed away aged 102. </p> <p>Her death was confirmed by her commercial agent, Lori Sale, who called Apfel "extraordinary", although no cause of death was given. </p> <p>Apfel, who was born on August 29, 1921, was known for her eccentric outfits, oversized black-rimmed glasses, bright red lipstick and short white hair. </p> <p>Her death was also announced on the fashion icon's official Instagram page, on Friday US time, just one day after she celebrated her 102nd-and-a-half birthday. </p> <p>"Working alongside her was the honour of a lifetime. I will miss her daily calls, always greeted with the familiar question: 'What have you got for me today?'" Sale said in a statement.</p> <p>"She was a visionary in every sense of the word. She and her husband Carl owned textile manufacturing company, Old World Weavers, which specialised in restoration work, including projects at the White House under six different US presidents.</p> <p>Apfel first rose to fame in 2005 when the curator of the Metropolitan Museum of Art’s Costume Institute hosted a show about her called "Rara Avis". Latin for "rare bird".  </p> <p>They showcased the personal collection of vintage and designer accessories which were style on mannequins dressed in clothes Apfel would wear, and the exhibit became an instant success.</p> <p>Following the exhibit Apfel was awarded several opportunities including featuring in a 2007 coffee table book, a 2012 MAC Cosmetics campaign, and a 2014 documentary about her life, which was nominated for an Emmy award three years later. </p> <p>Apfel was also gained popularity among the younger generation, with over 3 million followers on Instagram, and over 250,000 on TikTok. </p> <p>"More is more & Less is a Bore," the bio read across her social media platforms. </p> <p>Despite her age, Apfel never retired, and told <em>Today</em>: "I think retiring at any age is a fate worse than death. Just because a number comes up doesn't mean you have to stop."</p> <p>Tributes have poured in from fans across the world. </p> <p>"What a life lived! What an example set! What footsteps you have left behind! Rest peacefully, icon!" one wrote. </p> <p>"She inspired so many women to be bold, and brave and truly authentic….to ignore the number of years we have lived and view age as an opportunity to shine. What a beautiful legacy," another added. </p> <p>"What a blessing to live that long and look that fabulous doing it," wrote a third. </p> <p>The style icon was married to Carl Apfel for 67 years until his death in 2015. Legendary broadway icon passes away

<p>Iconic Broadway performer Chita Rivera has passed away at the age of 91. </p> <p>The dynamic dancer, singer and actress scored two Tony awards throughout her career, while blazing a trail for Latin American artists to shine on stage. </p> <p>On Wednesday morning, Rivera's daughter Lisa Mordente confirmed the news of her passing, sharing that her mother had died in New York after a brief illness. </p> <p>Rivera's representative Merle Frimark also shared a statement about her death, writing, "It is with immense personal sorrow that I announce the death of the beloved Broadway icon Chita Rivera. My dear friend of over 40 years was 91."</p> <p>"She is also survived by her siblings Julio, Armando and Lola del Rivero, (her older sister Carmen predeceased her), along with her many nieces, nephews and friends."</p> <p>"Her funeral will be private. A memorial service will be announced in due course."</p> <p>Rivera's breakout role came in 1957 as she starred as Anita in the original production of <em>West Side Story</em>, and she stayed performing in a multitude of roles until 2015.</p> <p>Chita starred in Broadway shows such as <em>Bye Bye Birdie</em>, <em>Chicago</em>, <em>Merlin</em>, <em>Jerry's Girls</em>, <em>Nine</em>, and many more. </p> <p>She also released two solo albums during her career, and was awarded the Presidential Medal of Freedom from former US president Barack Obama.</p> <p>Rivera won Tonys for <em>The Rink</em> in 1984 and <em>Kiss of the Spider Woman</em> in 1993, and when accepting a Tony Award for Lifetime Achievement in 2018, she said, "I wouldn't trade my life in the theatre for anything, because theatre is life."</p> <p>In 2015, she told <em>The Associated Press</em>, "I wouldn't know what to do if I wasn't moving or telling a story to you or singing a song." </p> <p>"That's the spirit of my life, and I'm really so lucky to be able to do what I love, even at this time in my life."</p> <p><em>Image credits: Getty Images </em></p>
